1) COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Leanne Mueller, 468-3228) <br /> a) IMPROVEMENT PLAN: Submit an "Improvement Plan". The Site Plan required as a part <br /> of the improvement plan must be prepared by a registered civil engineer or licensed <br /> architect. This Plan must show drainage, driveway access details including gates, on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to <br /> the "SITE PLAN CHECK LIST' for details). A fee is required for the Site Plan review. <br /> (Development Title Section 9-884) <br /> b) APPROVED USE: This approval is for agricultural truck parking of one truck and two <br /> trailers as shown on the Plan dated April 25, 2003. <br /> c) COMPLIANCE DATE: Because this development is currently operating without the <br /> required permits, The Improvement Plan shall be submitted within 30-days from the date <br /> of Approval. The Conditions of Approval shall be completed within 90-days from the date <br /> of Approval. <br /> d) OWNER-OPERATOR RESIDENCE: The property shall contain the residence of the <br /> owner-operator of the trucks. (Development Title Section 9-605.6[f][31) <br /> e) END OF USE: When the zoning of the property or adjacent properties changes from AU- <br /> 20 to R-L or other residential zone, the Agricultural Truck Parking use shall be removed <br /> from the property. A notice of land use restriction shall be recorded prior to approval of the <br /> improvement plan. <br /> f) EMPLOYEES: No employees, other than members of the owner-operator's immediate <br /> family, are allowed in the agricultural truck parking operation. (Development Title Section <br /> 9-605.6[f][4]) <br /> g) MAINTENANCE BUILDING: Only one accessory structure is allowed for maintenance <br /> and repair of the permitted trucks and trailers. (Development Title Section 9-605.6[f][51) <br /> h) ACCESS AND CIRCULATION: The following requirements apply and shall be shown on <br /> the Site Plan: <br /> (1) The design of the driveway shall be such as to allow trucks to enter and exit property <br /> without entering into the opposing lane of traffic. <br /> i) PARKING: Off-street parking shall be provided and comply with the following: <br /> Driveway and maneuvering areas shall be paved and permanently maintained to provide <br /> a durable dust free surface. All other areas that are used for vehicular traffic shall be <br /> surfaced and permanently maintained with a chip seal. Trailers shall be stored on <br /> gravel. <br /> j) UNIFORM FIRE CODE The following Uniform Fire Code and San Joaquin County <br /> Ordinance Code requirements will be applicable and shall be incorporated in the <br /> construction plans before submittal to the Community Development Department for a <br /> building permit: <br /> 2 <br />
