CA S52C2-'1 SS7
April 2, 2001
Jeff Fisher
San Joaquin County Community Development
Development Services Division
1810 East Hazelton Avenue
Stockton, CA 95205 .......
PRE-APPLICATION SITE APPROVAL TO CONSTRUCT A MINI-STORAGE FACILITY, AN
OFFICE, AND AN ON-SITE MANAGER APARTMENT. ELEVEN MINI-STORAGE BUILDINGS
OF VARIOUS SIZES AND A 1200 SF OFFICE/MANAGER'S APARTMENT IS BEING
PROPOSED FOR CONSTRUCTION — 6006 S. FRENCH CAMP RD (APN 193-020-32) (SA-01-22)
The City of Stockton Public Works Department has reviewed the subject application and offers the
following comment:
The subject site lies within the proposed French Camp Road/ Interstate 5 Interchange improvement
area. There are several conceptual alternative interchange improvement designs currently under
consideration, and it is very likely that there will be additional right-of-way requirements within the
area of the proposed storage area to accommodate said improvements. Therefore, it is strongly
recommended that 1) future right-of-way requirements are considered prior to approval of this
application, and 2) this declaration be included on any condition(s) of approval for the subject site.
In addition, the following comments are offered:
1. Should the San Joaquin County require this development be served by City of Stockton
Sewer and Water, and if the site's land use is consistent with the City's General Plan, the
property owner will be required to apply for a City of Stockton Outside Sewer and Water
Service Application and pay the applicable fees. Further, the owner/developer shall be
responsible for all costs involved in the extension of the sewer and water mains to serve this
parcel, as required, to meet City standards. This may include the extension of the sewer
and water mains across the entire frontage of the property.
2. The subject parcel lies within the boundary of the South Stockton Community Facilities
District 90-1 (Sewer District) and is not currently annexed. As a condition of receiving City
of Stockton sewer service, the property owner must annex to the District (sign the CFD 90-1
MOU) and pay the District annexation fee (currently $5,961.16/acre based on the acreage
"STOC=N...CALIFORNIA'S SUNRISE SEAPORT" "sl
