This development lies within the boundary of the Grupe Business Park Area of Benefit (AOB) <br /> No. 52. Prior to issuance of a building permit or recordation of a parcel or final map, <br /> connection to the sanitary sewer system, storm sewer, or subdivision, the owner/developer <br /> shall pay the subject AOB fee at the rate of $4,023.02 per acre (based upon the legal <br /> map/parcel size), and adjusted by the monthly construction index. <br /> 4. The owner/developer should dedicate as needed within the limits of the project to provide <br /> a 84' roadway section (42' half section) on French Camp Road and a 134' roadway section <br /> (67' half section) plus adequate slope easements on future Sperry Road. Frontage <br /> improvements including, but not limited to, curb, gutter, sidewalk, driveway installation, <br /> pavement widening and street lighting should be installed prior to occupancy of any new <br /> buildings/structures on this site. Should installation of these improvements prove not <br /> practical due to existing physical constraints, the owner/developer should enter into a <br /> Deferred Improvement Agreement whereby the owner/developer agrees to install the <br /> required improvements at such time as it is practical. <br /> 5. In the interest of safety, and to improve stopping sight distance, the proposed driveway <br /> should be located along future French Camp Road near the southerly end of the site. <br /> 6. All traveled areas should be paved to ensure that vehicles exiting the site onto public streets <br /> are track and dust free. <br /> 7.
