Dykxhoorn Property Page 2 <br /> Our Project Number: E07024A <br /> March 8, 2007 <br /> 1. 1 Description of Site <br /> _ The property is located 0.22 miles south of French Camp Road, 0.12 miles east of Castle Road <br /> 0.84 miles north of Northland Road and 0.50 miles west of South Austin Road. The property <br /> consists of one 80 acre rectangular parcel (APN 206-050-03) with almond orchards. One <br /> address is associated with this property: 6902 East French Camp Road, Manteca, California. <br /> No structures exist on the site. <br /> According to the San Joaquin County Community Development Department web sites,,/the <br /> subject property is zoned AG-40, general agriculture with a minimum parcel size of 40. This <br /> zoning designation "is established to preserve agricultural lands for the continuation of <br /> commercial agricultural enterprises". <br /> Location maps of the subject property are attached to this report as Appendix A. <br /> Photographs of the subject property are attached to this report as Appendix B. <br /> 1.2 Proposed Development <br /> A tentative parcel map showing the proposed parcel division was provided to NOA by Aspen <br /> Survey; the parcel division is depicted as one 40 acre parcel with a 40 acre designated <br /> remainder. <br /> 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES <br /> 2. 1 Recorded Land Title Records <br /> A chain of title report was not provided by the client for NOA's use in preparing this report. <br /> 2.2 Aerial Photographs <br /> Aerial photographs depicting the subject property dated 1937, 1952, 1963, 1975 and 1983 <br /> were reviewed at the San Joaquin County Surveyor's Office in Stockton, California 2. One <br /> additional photo, dated 1993, was obtained from Microsoft Terraserver3. <br /> In the 1937 photo, the property appears to be used for agricultural purposes. French Camp <br /> Road can be seen to the north and Austin Road to the east of the property. An irrigation <br /> canal is apparent along the southern portion of the property. Agricultural land is apparent on <br /> all sides of the property. <br /> In the 1952 photo, the property consists of row crops. The surrounding areas appear to be <br /> also used for agricultural purposes and remain relatively unchanged from the previous photo. <br /> In the 1963 photo, the property continues to be used for agricultural purposes.
