Based on the nature of the incidents involved, the status of the cases, and the distance of the facilities <br /> involved from the subject property,the leaking underground storage tank cases and hazardous materials <br /> incidents identified do not appear likely to impact the subject property at this time. <br /> V <br /> 5.0 CONCLUSIONS AND RECOMMENDATIONS <br /> L Any infrastructure or buried debris that may be encountered during site grading or development should <br /> be removed and disposed of in accordance with all applicable regulations. If any wells or septic systems <br /> are discovered, they should be abandoned under the oversight of the EHD. / <br /> L The railroad parcel north of the subject property should be periodically monitored for indiscriminate 1 1� <br /> 1 disposal of potentially hazardous materials. <br /> L <br /> As the site is developed,any stained soil or sources of contamination identified,such as those described <br /> in Section 3.3, should be characterized and properly disposed in accordance with federal, state, and <br /> ` local regulations. <br /> L 6.0 LIMITATIONS <br /> This report was compiled as a Surface and Subsurface Contamination Report for the subject property. <br /> LThis report contains information and data provided to NOA by several sources. NOA in no way <br /> warrants the accuracy or completeness of the information provided to this investigation by those <br /> sources. <br /> It should be noted that when an environmental assessment is completed without sample collection and <br /> quantitative analysis of soil and groundwater beneath the site,as in this study,no statement of scientific <br /> 6. certainty can be made regarding latent subsurface conditions which may be the result of on-site or off- <br /> site sources. The findings and conclusions of this report are not scientific certainties, but rather, <br /> 1 probabilities based on professional judgement concerning the significance of the data gathered during <br /> L the course of this investigation. NOA is not able to represent that the site or adjoining land contains <br /> no hazardous waste,oil,underground storage tanks,or other latent condition beyond that detected or <br /> observed by NOA during the Surface and Subsurface assessment.
