Based on the nature of the incidents involved, the status of the cases, and the distance of the facilities involved from the subject property,the leaking underground storage tank cases and hazardous materials incidents identified do not appear likely to impact the subject property at this time. V 5.0 CONCLUSIONS AND RECOMMENDATIONS L Any infrastructure or buried debris that may be encountered during site grading or development should be removed and disposed of in accordance with all applicable regulations. If any wells or septic systems are discovered, they should be abandoned under the oversight of the EHD. / L The railroad parcel north of the subject property should be periodically monitored for indiscriminate 1 1� 1 disposal of potentially hazardous materials. L As the site is developed,any stained soil or sources of contamination identified,such as those described in Section 3.3, should be characterized and properly disposed in accordance with federal, state, and ` local regulations. L 6.0 LIMITATIONS This report was compiled as a Surface and Subsurface Contamination Report for the subject property. LThis report contains information and data provided to NOA by several sources. NOA in no way warrants the accuracy or completeness of the information provided to this investigation by those sources. It should be noted that when an environmental assessment is completed without sample collection and quantitative analysis of soil and groundwater beneath the site,as in this study,no statement of scientific 6. certainty can be made regarding latent subsurface conditions which may be the result of on-site or off- site sources. The findings and conclusions of this report are not scientific certainties, but rather, 1 probabilities based on professional judgement concerning the significance of the data gathered during L the course of this investigation. NOA is not able to represent that the site or adjoining land contains no hazardous waste,oil,underground storage tanks,or other latent condition beyond that detected or observed by NOA during the Surface and Subsurface assessment. The possibility always exists for contaminants to migrate through surface water, air, or groundwater. L 9 lr 6.
