PA-0500239 OF KRISTIN MCFALL <br /> BROWN C/O STAGECOACH, INC. (APN: 191-270-21) (ADDRESS: 1400 <br /> W. FREWART ROAD, LATHROP) <br /> This project is a Use Permit application for a commercial stable for a maximum of forty <br /> (40) horses. (Use Type: Stable-Commercial) The project will utilize existing structures <br /> and will include the use of a 7,200 square foot horse barn, a 45,000 square foot <br /> uncovered arena, a 9,600 square foot covered arena, and a 480 square foot round pen. <br /> The 92.39-acre parcel is located on the south side of W. Frewert Road, 1.6 miles west of <br /> Manthey Road, west of Lathrop. The parcel has a General Plan designation of A/G <br /> (General Agriculture) and is zoned AG-40 (General Agriculture-40 acre minimum). <br /> Employees <br /> The applicant states that there are no employees associated with the proposed stable. <br /> Please clarify whether existing employees live on site and whether they will be employed <br /> for purposes of operating the stable. Whether they live on site could potentially affect the <br /> number of required parking spaces. If there are no employees, then who will operate the <br /> stable? <br /> Parking <br /> Development Title Section 9-1015.3 states that commercial stables require 0.67 parking <br /> spaces per 1,000 square feet of building space and 0.67 spaces per employee. The <br /> applicant lists 17,280 square feet of buildings and no employees. As a result, a total of <br /> twelve (12) parking spaces will be required. However, during a site visit, the project <br /> planner noted several buildings (a second mobile home?) in the project area not shown <br /> on the site plan and that the covered arena appears to be larger than indicated on the <br /> site plan. The parking area needs to be shown on the site plan. Please provide a new <br /> site plan that shows all of the existing and proposed structures, their uses, the square <br />
