COMMENTS ON DEVELOPMENTS <br /> MS-92-80 <br /> 3 . The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently is <br /> $2 , 181. 00 per single family dwelling unit in the Linden area. <br /> The fee shall be automatically adjusted July 1 of each year by <br /> the Engineering Construction Cost Index as published by the <br /> Engineering News Record. ) <br /> (Resolution R-90-304 , R-91-1025) <br /> 4 . Dedication to result in a 25-foot wide right-of-way from the <br /> centerline of Front Street to the property line shall be <br /> required across the frontage of APN 091-130-28 . <br /> (Planning Title Section 9-9430, 9-9431) <br /> 5 . The owner shall execute an Irrevocable Offer to Dedicate a <br /> twenty-five foot (251 ) wide right-of-way along the westerly <br /> property line of APN 091-130-28 . (A $200. 00 fee currently is <br /> required for processing per Planning Title Section 9-10502 in <br /> addition to a copy of the Grant Deed and a legal description <br /> of the parcel to be offered for dedication. ) <br /> (Planning Title Section 9-9380, 9-9204) <br /> 6. The frontage improvements for Front Street <br /> shall be constructed in conformance with the standards for <br /> one-half of a 50-foot right-of-way local residential street. <br /> The construction of the frontage improvements will be deferred, <br /> upon execution by the owner of a Deferred Frontage and Roadway <br /> Improvement Agreement or a Secured Deferred Frontage and <br /> Roadway Improvement Agreement with a deposit equivalent to <br /> their estimated construction costs prior to approval of the <br /> Parcel Map. (A $250. 00 fee currently is required for <br /> processing per Planning Title Section 9-10502 in addition to <br /> a copy of the Grant Deed, legal descriptions of Parcels 1 & 2 <br /> and an estimate. The estimate and legal descriptions shall be <br /> prepared by a Registered Civil Engineer with a typical <br /> section drawing on a form to be supplied by the Public Works <br /> Department and submitted to the Public Works Department for <br /> approval. As an option the Department of Public Works will <br /> prepare the drawing with estimate for an additional fee of <br /> $100. 00 . ) <br /> (Planning Title Section 9-9204 , 9-9380, 9-9430, 9-9433) <br /> 7 . Connection to the Linden County Water District for water <br /> services shall be required for both Parcels. <br /> (Planning Title Section 9-10003) <br /> 2 <br />
