CONDITIONS OF APPROVAL <br /> MS-92-80 <br /> MARGARET CORNELIUS <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Planning Title Section 9- <br /> 9112) <br /> b. The Water Supply Facilities Impact Mitigation Fee will be <br /> required when the parcels are developed. The fee is due <br /> and payable at the time of building permit application. <br /> (The fee currently is $1, 106. 42 per single family <br /> dwelling unit. If there is no building permit required, <br /> the fee will be exempt. The fee shall be automatically <br /> increased on January 1 of each year at the rate of 6. 9 <br /> percent. An additional 3 . 5 percent shall be added to the <br /> fee upon payment for processing and administering the <br /> program. (Resolution R-91-327 <br /> C. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently <br /> is $2 , 181. 00 per single family dwelling unit in the <br /> Linden area. The fee shall be automatically adjusted <br /> July 1 of each year by the Engineering Construction Cost <br /> Index as published by the Engineering News Record. ) <br /> (Resolution R-90-304 , R-91-1025) <br /> d. Dedication to result in a 25-foot wide right-of-way from <br /> the centerline of Front Street to the property line shall <br /> be required across the frontage of APN 091-130-28 . <br /> e. The owner shall execute an Irrevocable Offer to Dedicate <br /> a twenty-five foot (251 ) wide right-of-way along the <br /> westerly property line of APN 091-130-28 . (A $200. 00 fee <br /> currently is required for processing per Planning Title <br /> Section 9-10502 in addition to a copy of the Grant Deed <br /> and a legal description of the parcel to the offered for <br /> dedication. ) (Planning Title Section 9-9380, 9-9204) <br /> f.
