Conditions of Approval <br /> MS-92-80 <br /> Page 2 <br /> constructed in conformance with the standards for one- <br /> half of a 50-foot right-of-way rural road. The <br /> construction of the frontage improvements will be <br /> deferred, upon execution by the owner of a Deferred <br /> Frontage and Roadway Improvement Agreement or a Secured <br /> Deferred Frontage an Roadway Improvement Agreement with <br /> a deposit equivalent to their estimated construction <br /> costs prior to approval of the Parcel Map. (A $250. 00 <br /> fee currently if required for processing per Planning <br /> Title Section 9-10502 in addition to a copy of the Grant <br /> Deed, legal descriptions of Parcels 1 & 2 and an <br /> estimate. The estimate and legal description shall be <br /> prepared by a Registered Civil Engineer with a typical <br /> section drawing on a form to be supplied by the Public <br /> Works Department and submitted to the Public Works <br /> Department for approval. As an option the Department of <br /> Public Works will prepare the drawing with estimate for <br /> an additional fee of $100. 00. ) (Planning Title Section <br /> 9-9204 , 9-9380, 9-9430, 9-9433) <br /> g. Connection to the Linden County Water District for water <br /> services shall be required for both parcels. (Planning <br /> Title Section 9-1003) <br /> h. All easements of record shall be shown on the Parcel Map. <br /> (Planning Title Section 9-9184) <br /> j . Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map. (Subdivision <br /> Map Act Section 66411. 1) <br /> k. An Encroachment Permit shall be required for work within <br /> Front Street right-of-way. (Street and Highway Title <br /> Section 10-3103) <br /> 1 . The driveway for Parcel 2 shall be improved in accordance <br /> with the requirements of the Uniform Fire Code Section <br /> 10. 207, San Joaquin County Standards F-la' F-1b, F-lc, <br /> and the Linden-Peters Fire District prior to issuance of <br /> the building permit.
