CONDITIONS OF APPROVAL <br /> PA-0600064 <br /> DAVID AND PAULA MAZZERA, TRUST ETAL <br /> Minor Subdivision Application No. PA-0600064 was approved by the San Joaquin County <br /> Community Development Department on March 5, 2007. The effective date of approval is March 15, <br /> 2007. This tentative map approval will expire on March 14, 2010, which is three years from the <br /> effective date of approval, unless (1) all Conditions of Approval have been complied with and (2) a <br /> Parcel Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Kevin Swanson 468-9653) <br /> TENTATIVE MAP: The Parcel Map shall substantially conform with the approved tentative <br /> map dated September 14, 2006. <br /> LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this <br /> map: <br /> Parcel 1 shall have a minimum lot width of 50 feet measured at a distance of (20 feet back <br /> from the front yard set back line). (Development Title Section 9-310.3) <br /> Parcel 2 shall have a minimum lot width of 60 feet measured at a distance of (20 feet back <br /> from the front yard setback line). (Development Title Section 9-310.3). <br /> 2. DEPARTMENT OF PUBLIC WORKS(See attached memo dated February 26 , 2007) <br /> 3. ENVIRONMENTAL HEALTH DEPARTMENT (See attached memo dated: January 25, <br /> 2007) <br /> 4. LINDEN COUNTY WATER DISTRICT (See attached memo dated February 9, <br /> 2007) <br /> 5. COUNTY COUNSEL <br /> HOLD HARMLESS PROVISION: Pursuant to Section 66474.9 of the Government Code, <br /> the sub-divider shall defend, indemnify, and hold harmless the local agency or its agents, <br /> officers, and employees from any claim, action, or proceeding against the local agency or <br /> its agents, officers, or employees to attack, set aside, void, or annul an approval of the local <br /> agency, advisory agency, appeal board, or legislative body concerning a subdivision, which <br /> action is brought within the time provided for in Section 66499.37 of the Government Code. <br /> Note: Prior to recordation of the tentative map the owner shall meet the requirements for <br /> wastewater disposal (see letter from Linden County Water District dated February 9, 2007) and <br /> Development Title Section 9-1105.2(e)[2]. <br />
