PA-0600440 OF GERALD <br /> AND LESLIE FORD (C/O DILLON & MURPHY (APN: 091-250- <br /> 26)(ADDRESS: 18915 E FRONT STREET, LINDEN) <br /> The applicant has submitted the above referenced Site Approval pre-application for a <br /> delicatessen and catering business inside an existing warehouse (Use Types: Eating <br /> Establishments — Convenience and Retail Sales and Services - Intermediate). The <br /> proposal, if approved, would permit a 2700 square foot catering kitchen, a 1200 square <br /> foot lunch counter and a four table dining area. The property is zoned C-G (General <br /> Commercial) and the General Plan Designation is C/G (General Commercial). <br /> The project site is located on the north side of Front Street 78 feet east of Harrison <br /> Street, in Linden. The surrounding land uses include commercial buildings and single <br /> family residences. <br /> The Community Development Department has reviewed the proposed Site Approval <br /> pre-application and offers the following comments: <br /> Background <br /> On April 23, 1970 the Board of Adjustment approved Variance Application No. 787 <br /> permitting reduced front and rear yard setbacks, as well as increasing the maximum lot <br /> coverage to permit a building addition to an existing warehouse. <br /> Lot Line Adjustment <br /> The recordation of a "Notice of Lot Line Adjustment' for the proposed Lot Line <br /> Adjustment shown on the site plan shall be recorded prior to the approval of the Site <br /> Approval Application. <br /> t <br />
