Access <br /> Pursuant to Development Title Section 9-1015.5 (h)(1), access driveways must have a <br /> width of no less than twenty five (25) feet for two way aisles and sixteen (16) feet for <br /> one-way aisles, except that in no case shall driveways designated as fire department <br /> access be less than twenty (20) feet wide. However, the site plan does not depict <br /> access and will have to meet the previously stated standards both within the building <br /> and outside of the building. When the applicant is ready to submit a full application it will <br /> be necessary to submit revised drawings. <br /> Parkin <br /> Development Title Section 9-1015.3 states that five (5) parking spaces per 1,000 square <br /> foot of building and 0.67 spaces per employee be provided for the project under the use <br /> type: Eating Establishments — Convenience. In addition, four (4) additional parking <br /> spaces per 1,000 square foot of building and 0.67 spaces per employee be provided for <br /> the project under the use type: Retail Sales and Services - Intermediate. In total, a <br /> minimum of twenty-five (25) parking spaces will be required, one (1) of which shall be <br /> van accessible. The applicant has proposed seventeen (17) parking spaces. However, <br /> unless the access issues are addressed, the five (5) outside parallel parking spaces will <br /> not be credited towards the parking requirement. <br /> The application states that the project will include a request to modify parking <br /> requirements. <br /> Pursuant to Development Title Section 9-1015.9, parking requirements may be modified <br /> by the Director in cases in which, due to the unusual nature of the establishment <br /> proposed or the development proposal submitted for it, the requirements set forth in the <br /> Development Title may be considered insufficient or excessive. <br /> When the applicant is ready to submit the full application, it will be necessary to submit a <br /> written request to modify parking requirements. <br /> Lighting <br /> Development Title Section 9-1015.5(2) (g) states all off street parking areas within <br /> commercially-zone projects, and projects where the parking area is used at night, shall <br /> be provided with exterior lighting which meets the following minimum standards: <br /> • All lighting shall be designed to confine direct rays to the premises. No spillover <br /> beyond the property line is permitted, except onto public thoroughfares, provided, <br /> however, that such light shall not cause a hazard to motorists. <br /> Next Step <br /> When the applicant is ready to submit the full application, it will be necessary to do the <br /> following: <br /> • Submit the remaining portion of the Site Approval application fee. <br /> • Submit seven copies (18" x 26") and two reduced copies (8 1/2 " x 11") of the site <br /> plan depicting the above comments (parking and access). <br /> • Submit seven copies of the application. <br /> 2 <br />
