APPROVED USE: This approval is for the conversion of 576 square feet of an <br /> existing 2,496 square foot hay barn into a kennel for private use for a maximum <br /> of nine dogs as shown on the Plan dated April 7, 2005. (Use Type: Animal <br /> Specialty Services — Kennels, Small Breeding) <br /> c. STORM DRAINAGE: Any additional stormwater drainage created by new <br /> improvements shall be retained on-site. The drainage pattern and corresponding <br /> storm drain improvements shall be shown on the Site Plan. Drainage calculations <br /> prepared by a registered civil engineer or architect shall be included. (Development <br /> Title Section 9-1135) <br /> d. OPERATION: To reduce noise, dogs shall remain inside the kennel building <br /> between the hours of 10:00 p.m. and 7:00 a.m. (Development Title Table 9- <br /> 1025.9) <br /> e. ACCESS AND CIRCULATION: The following access requirements apply and <br /> shall be shown on the Site Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25) feet for <br /> two-way aisles and sixteen (16) feet for one-way aisles, except that in no <br /> case shall driveways designated as fire department access be less than <br /> twenty (20) feet wide. (Development Title Section 9-1015.5(h)[1]) <br /> f. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) Any lighting shall be designed to confine direct rays to the premises. No <br /> spillover beyond the property lines shall be permitted except onto public <br /> thoroughfare, provided, however, that such light shall not cause a hazard to <br /> motorists. (Development Title Section 9-1015.5(g)[4]) <br /> g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) All areas not used for buildings, parking, driveways, walkways, or other <br /> permanent facilities shall be landscaped. A minimum ten (10) foot wide <br /> landscaped strip, respecting the ultimate right-of-way width of Fuhrman Road <br /> shall be installed. The strip shall be continuous except where crossed by <br /> driveways and walkways. (Development Title Section 9-1020.7) <br /> (2) Areas of the property which are not part of the project shall be barricaded <br /> from traffic and kept mowed and dust free. <br /> h. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All dog runs shall be screened so as not to be visible from adjacent properties <br /> and public rights-of-way. <br /> (2) Dog runs shall not be permitted in front yards, street side yards, or in front of <br /> main buildings.
