Parking <br /> Development Title Table 9-1015.3 states that 0.67 parking spaces are required per <br /> 1,000 square feet of building area for the use type Animal Specialty Services — Kennels, <br /> Small Breeding. Because the applicant is proposing the kennel for her personal use <br /> only and there is adequate parking for the applicant's personal vehicles already on the <br /> property, no additional parking will be required for the project. If in the future the <br /> applicant sells the property to an individual wishing to run a commercial kennel, a <br /> Revision of Approved Actions will have to be filed by the new owner to address the need <br /> for parking at the site. <br /> Setback Requirements <br /> Development Title Table 9-1045.3 states that except for movement on and off the <br /> property, animals shall not be kept or maintained in pens, corrals, or within barns or <br /> similar structures, on property of less than '/ acre, closer than 40 feet from a rear or side <br /> property line. The applicant is proposing to use a portion of an existing hay barn for the <br /> kennel. The hay barn is located approximately 12 feet from the northern property line. <br /> However, the portion of the building proposed for the kennel is located at a distance <br /> greater than 40 feet from the northern property line. A representative from the Building <br /> Division inspected the building and has determined that, with the addition of an area <br /> separation wall, the kennel area would be considered a separate building. As a result, <br /> the proposed kennel will meet the minimum setback requirements. <br /> This item is tentatively scheduled for the Planning Commission hearing on July 21, 2005. <br /> The Community Development Department has reviewed the Site Approval application <br /> and responses from other agencies will be recommending that the Planning Commission <br /> approve the project subject to the following conditions: <br /> Site Approval Application No. PA-0500219 was approved by the Planning <br /> Commission on . The effective date of approval is . This approval will expire on , <br /> which is 18 months from the effective date of approval, unless (1) all Conditions of <br /> Approval have been complied with, (2) all necessary building permits have been <br /> issued and remain in force, and (3) all necessary permits from other agencies <br /> have been issued and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and ordinance <br /> requirements shall be fulfilled prior to the establishment of the use and the <br /> issuance of any building permits.
