CONDITIONS OF APPROVAL <br /> MS-92-21 <br /> Antonio Lagorio <br /> Unless otherwise specified, all Conditions of Approval and Ordinance Requirements shall be <br /> complied with prior to the approval of the Parcel Map. The Tentative Map shall expire two years from <br /> the date of application approval. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required (Planning Title Section 9-9112). <br /> b. The remainder shall be designated as 'Designated Remainder' on the Parcel Map, or <br /> Parcel 2 shall be field surveyed (Subdivision Map Act Section 66445). <br /> C. The Traffic Impact Mitigation Fee will be required when the parcels are developed. The <br /> fee is due and payable at the time of building permit application. The fee currently is <br /> $2,096.00 per single-family dwelling unit in the Linden area. The fee shall be <br /> automatically adjusted July 1 of each year by the Engineering Construction Cost Index <br /> as published by the Engineering News Record (Resolution R-90-304). <br /> d. The owner shall execute an Irrevocable Offer to Dedicate a 25-foot-wide right-of-way along <br /> the easterly property line of Parcel 1. A $200.00 fee currently is required for processing, <br /> per Planning Title Section 9-10502, in addition to a copy of the Grant Deed and a legal <br /> description of the parcel to be offered for dedication (Planning Title Sections 9-9204 and <br /> 9-9380). <br /> e. The Water Supply Facilities Impact Mitigation Fee will be required when parcels are <br /> developed. The fee is due and payable at the time of building permit application. The <br /> fee currently is $1,000.00 per single-family dwelling unit. If there is no building permit <br /> required, the fee will be exempt. The fee shall be automatically increased on January 1 <br /> of each year at the rate of 6.9 percent. An additional 3.5 percent shall be added to the <br /> fee upon payment for processing and administering the program (Resolution R-91-327). <br /> f. All easements of record shall be shown on the Parcel Map (Planning Title Section 9- <br /> 9184). <br /> g. The right-of-way to be offered for dedication in Condition (d) above shall be improved in <br /> accordance with the requirements of the Uniform Fire Code Section 10.207 and the <br /> Farmington Fire District (Planning Title Section 9-9422). <br /> 2. PUBLIC HEALTH SERVICES: <br /> a. A soil suitability study as required by Section 10100 of the San Joaquin County <br /> Development Code must be performed prior to recordation of the final map, or a letter of <br /> approval must be provided to indicate that the area is suitable for septic tank usage. <br /> Conditions of Approval - 1 - MS-92-21 <br />
