CONDITIONS OF APPROVAL <br /> UP-943 <br /> Robert Hirsch <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the Issuance of any building permits. <br /> This approval will expire 18 months from the date of approval unless (1) all Conditions of Approval <br /> have been compiled with, (2) all necessary building permits have been secured and remain In force, <br /> and (3) all necessary permits from other agencies have been secured and remain In force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Contact Person: Chandler Martin, 4683190) <br /> a. This approval is for commercial stables, a 16,000-square-foot covered arena, 30 covered <br /> stalls with open paddock, two tack rooms, a hay barn, and a 20,000-square-foot open <br /> arena. <br /> b. Four parking spaces are required, including one space for the developmentally disabled. <br /> (Development Title Section 9-1015.9) <br /> C. All parking spaces, driveways, and maneuvering areas shall be paved and permanently <br /> maintained to provide a durable, dust-free surface. However, areas for the unloading of <br /> horses may be surfaced with a softer dust-resistant surface approved by the Development <br /> Services Division. (Development Title Section 9-1015) <br /> d. All animal enclosures, including but not limited to pens, cages, and feed areas, shall be <br /> maintained free from litter, garbage, and excessive accumulation of manure so as to <br /> discourage the proliferation of flies, other disease vectors, and offensive odors. The <br /> premises shall be maintained in a neat and sanitary manner. (Development Title Section <br /> 9-1045.7[b]) <br /> e. Except for movement on and off the property, animals shall not be kept or maintained in <br /> coops, pens, or corrals of less than one-half acre or within barns or similar structures <br /> closer than 40 feet from any rear or side property line. (Development Title Section 9- <br /> 1045.4) <br /> f. Submit an Improvement Plan showing drainage, driveway access details, on-site parking, <br /> existing and proposed utility services, and grading. Storm drainage runoff shall be <br /> retained on the site. The drainage pattern and corresponding storm drain improvements <br /> shall be shown on the Improvement Plan. A plan check fee will be required. <br /> (Development Title Section 9-884) <br /> g. A minimum buffer of 100 feet is required between the south property line and the parking <br /> area, arenas, open paddocks, and barn. <br /> Conditions of Approval - 1 - UP-943 <br />
