PA-0500191 OF ABE AYESH <br /> (APN: 131-090-21) (ADDRESS: 9355 W. STATE ROUTE 4, STOCKTON, <br /> CA) <br /> This Site Approval application is to expand an existing store to include a fuel island with <br /> six dispensers. The fuel will be stored in two 12,000 gallon above ground fuel tanks. <br /> (Use Type: Gasoline Sales-Combination) The existing 3,176 square-foot building will be <br /> used for the sale of fuel and a mini-mart. <br /> The project is located on the north side of State Route 4, 1400 feet east of S. Holt Road, <br /> west of Stockton. The General Plan designation is General Agriculture and the zoning is <br /> Commercial Crossroads. <br /> TRAFFIC <br /> The Department of Public Works is requiring the preparation of a traffic and circulation <br /> study before the project can be approved. Currently, the project site does not have <br /> defined access points. The circulation study must address ingress and egress from State <br /> Route 4, parking, and the flow of traffic within the project area. An Initial Study will be <br /> prepared upon completion of the necessary study. <br /> LANDSCAPING <br /> The project site does not have any landscaping. Development Title Section 9-1020.7(a) <br /> requires that a landscaped strip be installed across the frontage of State Route 4 where <br /> new development occurs. In addition, all areas not used for buildings, parking, driveways, <br /> walkways, approved outdoor storage areas, or other permanent facilities shall be <br /> landscaped. Areas of the property which are not part of the project shall be barricaded from <br /> traffic and kept mowed and dust free. <br />
