L J <br /> SETBACKS <br /> The front yard setback for new structures in the Crossroads Commercial zone is twenty <br /> (20)feet from the planned right-of-way of State Route 4. <br /> TRUCK PARKING <br /> Truck parking is shown on the Site Plan but it was not included in the project description. <br /> Truck parking has a Use Type of Truck Sales and Service: Parking. This Use Type is not <br /> permitted in the Crossroads Commercial (C-X)zone. Temporary truck parking for mini- <br /> market customers is permitted. Please verify the intent of the proposed truck parking. <br /> Provided all outstanding issues are resolved, the following conditions of approval will <br /> likely apply: <br /> Site Approval Application No. was approved by the Community Development <br /> Department on . The effective date of approval is . This Plan must show drainage, <br /> driveway access details including gates, on-site parking, landscaping, signs, <br /> existing and proposed utility services, and grading (refer to the"SITE PLAN CHECK <br /> LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for a fuel island with six dispensers for gasoline <br /> and diesel fuel and above ground storage of the fuel as an expansion of an existing <br /> mini-mart as shown on the Site Plan dated March 28, 2005. (Use Type: Gasoline <br /> Sales-Combination) <br /> c. BUSINESS LICENSE: The applicant shall secure an approved Business License <br /> prior to the initiation of the use. (Section 7-1000 of the County Ordinance Code) <br /> d. STORM DRAINAGE: Stormwater drainage shall be retained on-site. The drainage <br /> pattern and corresponding storm drain improvements shall be shown on the Site <br /> -2- <br />
