Area surface runoff drains through underground piping to the city <br /> storm sewer system. No evidence of excessive ponding,flooding or poor <br /> drainage was observed or reported.Evidence of minor accumulation of <br /> water in low pavement areas and on sidewalks next to the buildings was <br /> observed. We recommend maintaining the drainage around the building to <br /> prevent further water infiltration as reported by the tenants in the <br /> southeastern comer of the building. <br /> Site Access and A two-way asphalt-paved entrance driveway off of West Commerce Way Good <br /> Traffic Flow at the southeast corner of the property provides site access. The driveway <br /> provides clear and open access to the two-way drive lane along the eastern <br /> perimeter of the site to the truck court and to head-in parking spaces within <br /> the main vehicle parking areas.Traffic flow and adequacy of access and <br /> parking is good. Another driveway is located on the western property line <br /> from West Commerce Way;however this driveway provides access to <br /> vehicle parking only at the rear of the subject building.No perimeter <br /> fencing or rail service is provided. <br /> Parking Standard head-in and accessible surface parking spaces are provided for Fair to <br /> automobile parking throughout the parking lot located on the east side of Good <br /> the building. Thirty parking spaces are provided along the rear elevation of <br /> the building. Without a property boundary survey,it is difficult to <br /> determine which parking spaces should be associated with the subject <br /> building. We observed,counted and determined a total of 69 striped <br /> parking spaces including 4 van accessible spaces reserved for the disabled <br /> to be associated with the building. Based upon the current occupancy of <br /> the subject building,the available parking appeared to be adequate on the <br /> day of our site visit. Employees of an adjacent building were parking in <br /> the subject buildings parking areas. Property management reported that the <br /> tenant in the adjacent building was scheduled to move out of the adjacent <br /> building since the tenant workforce had outgrown the parking available. <br /> Site trailer parking is not marked anywhere on the property. <br /> Pavement Asphaltic concrete pavement is installed at parking areas and drive lanes. Good <br /> The asphalt pavement is in good condition with only a few isolated areas of <br /> deterioration. Property management reported that the pavement was last <br /> seal coated in 2004. <br /> In Year 4 we recommend that any excessively cracked,damaged and <br /> deteriorated asphalt pavement sections be saw cut,removed and replaced <br /> with full-depth asphalt patches as they develop. We recommend that all <br /> cracks in the asphalt pavement be cleaned of vegetation and debris and <br /> sealed with fluidized asphalt. We recommend that,following pavement <br />
