ProLogis Pond,Robinson&Associates,LP
Patterson Pass Business Park#6-Tracy,CA Project No.051928
February 2005 Page 9
SECTION 3.0—Property Checklist
Item Comments Condition
Electricity PG&E
Telephone Service Southwestern Bell
Gas Service PG&E
Site Improvements
Site Drainage Storm water and surface runoff at the property are directed by sheet flow Good
across the pavements to area drains located in the truck apron and drive
lanes. Area surface runoff drains through underground piping to the city
storm sewer system. No evidence of excessive ponding, flooding or poor
drainage was observed or reported.Evidence of minor accumulation of
water in low pavement areas and on sidewalks next to the buildings was
observed. We recommend maintaining the drainage around the building to
prevent further water infiltration as reported by the tenants in the
southeastern comer of the building.
Site Access and A two-way asphalt-paved entrance driveway off of West Commerce Way Good
Traffic Flow at the southeast corner of the property provides site access. The driveway
provides clear and open access to the two-way drive lane along the eastern
perimeter of the site to the truck court and to head-in parking spaces within
the main vehicle parking areas.Traffic flow and adequacy of access and
parking is good. Another driveway is located on the western property line
from West Commerce Way;however this driveway provides access to
vehicle parking only at the rear of the subject building. No perimeter
fencing or rail service is provided.
Parking Standard head-in and accessible surface parking spaces are provided for Fair to
automobile parking throughout the parking lot located on the east side of Good
the building. Thirty parking spaces are provided along the rear elevation of
the building. Without a property boundary survey,it is difficult to
determine which parking spaces should be associated with the subject
building. We observed, counted and determined a total of 69 striped
parking spaces including 4 van accessible spaces reserved for the disabled
to be associated with the building. Based upon the current occupancy of
the subject building, the available parking appeared to be adequate on the
day of our site visit. Employees of an adjacent building were parking in
the subject buildings parking areas. Property management reported that the
tenant in the adjacent building was scheduled to move out of the adjacent
building since the tenant workforce had outgrown the parking available.
Site trailer parking is not marked anywhere on the property.
Pavement Asphaltic concrete pavement is installed at parking areas and drive lanes. Good
The asphalt pavement is in good condition with only a few isolated areas of
deterioration. Property management reported that the pavement was last
seal coated in 2004.
In Year 4 we recommend that any excessively cracked, damaged and
deteriorated asphalt pavement sections be saw cut, removed and replaced
with full-depth asphalt patches as they develop. We recommend that all
cracks in the asphalt pavement be cleaned of vegetation and debris and
sealed with fluidized asphalt. We recommend that, following pavement
