We recommend that these <br /> activities be coordinated with the proper re-striping of the parking spaces <br /> and pavement markings. <br /> Portions of the site also contain reinforced concrete pavement primarily at Good <br /> the truck dock apron areas on the east side of the building. The drawings <br /> for similar buildings in the Business Park specify the thickness of the <br /> concrete pavement to be 6 inches thick with No.4 bars at 24 inches on <br /> center each way over a 6-inch gravel base. These pavements were <br /> observed to be in good condition containing saw-cut control joints and <br /> normal shrinkage cracking. We recommend that as damaged and <br /> excessively cracked concrete pavement areas develop,that they be <br /> removed and replaced with new concrete pavement. Concrete cracks <br /> should also be cleaned and sealed with a fluidized asphalt sealant. <br /> We observed that the pavement and sidewalk to building joints were Poor to <br /> deteriorated and allowing water penetration. We recommend sealing the Fair <br /> pavement and sidewalk to building joints around the entire building as a <br /> maintenance item. <br /> Striping White single painted striping for parking spaces is provided and was Good <br /> observed to be in fair condition. Routine painting on a four-year cycle is <br /> recommended as part of normal ongoing pavement maintenance of the <br /> facility. The striping is good condition and should be repainted in Years 4 <br /> and 8 following the slurry coat application. <br /> Curbs Cast-in-place concrete curbs,6 inches in height are provided at the Good <br /> perimeter of the pavements and median areas. The concrete curbs were in <br /> observed to be in good condition during our site visit. <br /> Sidewalks& Standard width concrete sidewalks are provided along the front and part of Good <br /> Flatwork the sides of the building. The sidewalks were in good condition. No areas <br /> of differential settlement or heaving were observed or reported. <br /> Parking&Site Building-mounted wall pack lights,controlled by timers,illuminate site and Good <br /> Lighting puking lot areas. The number and spacing of light fixtures appeared to be <br /> adequate for the site. Six wall packs were located on the east elevation <br /> where all dock activity occurs. <br /> Landscaping We observed the landscaping to generally be in good condition. Site Good <br /> perimeter and parking lot median areas contain grass-covered lawns,trees <br /> and shrubbery displays. <br /> Irrigation System A timer controlled landscape irrigation system is installed and was reported Good <br /> to be operational. No problems were reported or observed. <br /> Retaining Walls Retaining walls are located at the ramped dock doors. They are reinforced Good <br /> concrete walls and were observed to be in good condition. <br /> Fences&Visual No perimeter fencing is provided around the property. N/A <br /> Screens <br />
