10.0 FINDINGS AND CONCLUSIONS <br /> SECOR performed a Phase I ESA of the Patterson Pass Business Park Building #6 property <br /> located at 17365-17401 W. Commerce Way in Tracy, San Joaquin County, California. The <br /> results of this Phase I ESA represent a review of current conditions at the property, based on <br /> available information as described above. This assessment has revealed no evidence of <br /> recognized environmental conditions in connection with the subject property. No further <br /> investigation is warranted. <br /> Since SECOR's investigation of January 19, 2005, EnXco has vacated their tenant space at <br /> Patterson Pass Business Park Building #6. According to Ms. Kathy Tani, Property Manager for <br /> Building #6, as of April 1, 2005, EnXco moved out and restored the warehouse and office areas <br /> of the building to their original condition. Ms Tani advised that the concrete flooring in the <br /> warehouse area was in excellent condition, and that no staining or evidence of release was <br /> observed. Ms. Tani also advised that the warehouse area was renovated and that Bunzl is <br /> currently occupying the space. The office area is in the process of being renovated to <br /> accommodate Bunzl.
