(Irrevocable Offer of) Dedication to result in a 25-foot wide right-of-way from the <br /> centerline of Golfview Road to the property line shall be required across the frontage of <br /> Parcels One, Two, Three and Four and Designated Remainder and that portion within <br /> the Eight Mile Road Specific Road Plan right-of-way. <br /> (Development Title Section 9-1150.5(b)) <br /> 4. The frontage improvements for Golfview Road shall be constructed in conformance with <br /> the standards for one-half of a fifty-foot right-of-way rural road across Parcels One, Two, <br /> Three and Four. The construction of the frontage improvements will be deferred, upon <br /> execution by the owner of a Deferred Frontage and Roadway Improvement Agreement <br /> or a Secured Deferred Frontage and Roadway Improvement Agreement with a deposit <br /> equivalent to their estimated construction costs prior to approval of the Parcel Map. <br /> (A $325.00 fee currently is required for processing per Development Title Table 9-240.2 <br /> in addition to a copy of the Grant Deed, legal descriptions of Parcels One, Two, Three <br /> and Four and an estimate. The estimate and legal descriptions shall be prepared by a <br /> Registered Civil Engineer with a typical section drawing on a form to be supplied by the <br /> Department of Public Works and submitted to the Department of Public Works for <br /> approval. As an option, the Department of Public Works will prepare the drawing with <br /> estimate for an additional fee of$140.00.) <br /> (Development Title Section 9-1150.2(d)(3)) <br /> 5. All easements of record shall be shown on the Parcel Map. <br /> (Development Title Section 9-910.20) <br /> 6. Requirements for construction of improvements shall be noticed by a statement on the <br /> Parcel Map. <br /> (Subdivision Map Act Section 66411.1) <br /> 7. Drainage from each Parcel shall be retained on-site by a retention basin (18-inch <br /> maximum depth) and shall be noticed by a statement on the Parcel Map. The volume of <br /> on-site drainage required shall be specified for each parcel on the Parcel Map. <br /> (Development Title Section 9-1135.9) <br /> 8. This development is subject to reapportionment under the San Joaquin Area Flood <br /> Control Agency Assessment District No. 96-1 (Flood Protection Restoration Project).
