GOLFVIEW ROAD, LODI, CA MS-00-33 OUR JOB NUMBER: LG00-426 I. INTRODUCTION Our office was contracted by Ms. Diana Speare to conduct a Soil Suitability/Nitrate Loading Study for the 30.8+--acre parcel located at 11021 Golfview Road, Lodi, California i- (Plate 1). This study was required by San.Joaquin County Environmental Health Division for the proposed minor subdivision. The assessors parcel number for the subject site is(APN) 059-210- 03). The San Joaquin County minor subdivision(MS)number for the project is MS-00-33. 16.. The Soil Suitability 1 Nitrate Loading Study was conducted to determine whether the proposed parcels are suitable for the use of a septic system and to estimate the potential impact to ` ground water. The study was performed according to the requirements of Seetion 9-1105.2(d)of the San Joaquin County Development. Major elements of the field work included one(1) exploratory soil boring per parcel and one in-situ percolation test per parcel as required by San L Joaquin County Public Health Services in a letter dated October 2, 2000, Requirements A and B. An examination of the published soil information, geologic maps, and available ground water information, exploratory borings, percolation rates, water quality test, septic permit records, well records, and nitrate loading analysis,was used to complete the investigation. 11. PROPOSED DEVELOPMENT The minor subdivision project consists of dividing an existing 30.8-acre parcel into four (4) parcels and a designated remainder. Parcel one(1) is to contain 8.4-acres; parcel two (2)is to contain 5.0-acres; parcel three(3) is to contain 5.0-acres; Parcel four(4) is to contain 5.4-acres; designated remainder to contain 7.0-acres. A home,barn, water well, and septic system exist on the designated remainder(DR) parcel. The proposed new parcels are undeveloped. The four(4) new parcels, at some later point, may be developed into residential lots by members of the Speare family. The nitrate loading portion of this report assumes that a 4 bedroom homes will be build on each new parcel.
