Recommendations
Action
It is recommended that the Planning Commission:
1. Approve the Negative Declaration;and
2. Approve the request to add two truck parking spaces to the parking lot of an existing
religious assembly facility.
Findin s
1. The proposed use is consistent with the goals; policies, standards, and maps of the General Plan,
any applicable Master Plan, Specific Pian, and Special Purpose Plan, and any other applicable plan
adopted by the County.
The establishment, maintenance, and operation of the use does not conflict with the
General Plah because the proposed use(truck parking as an accessory use) in the
Revisions of Approved Actions application is consistent with the AIG General Plan
designation, which in tum is permitted in the AG-40 zone.
2. Adequate utilities, roadway improvements, sanitation, water supply, drainage, and other necessary
facilities have been provided, and the proposed improvements are properly related to existing and
proposed roadways.
Adequate utilities, access roads, sanitation, drainage and other necessary facilities have
been provided, and the proposed Improvements are properly related to existing and
proposed streets and highways because all utilities, improvements, and other facilities are
existing or will be provided as reflected in the approved improvement plan. All parking
S spaces, driveways, and maneuvering areas shall be surfaced and permanently maintained
with base material of appropriate depth and asphalt concrete or Portland cement concrete
to provide.a durable, dust-free surface..
3. The site is physically suitable for the type of development and for the intensity of development.
• The property involved is of adequate size, 10 acres, and shape to accommodate the
proposed use and all yards, building coverage, setbacks, parking areas, and other
requirements of this Title.
4. Issuance of the permit will not be significantly detrimental to the public health, safety, or welfare, or be
injurious to the property or improvements of adjacent properties.
This finding can be made because an Initial Study prepared for this project found no
potentially significant environmental impacts.
San Joaquin County IJP-96-61Singh
Community Development Page 4
r
