FIRE CODE REQUIREMENTS: The following Uniform Fire Code and San Joaquin <br /> County Ordinance Code requirements will be applicable and shall be incorporated in the <br /> construction plans before submittal to the Community Development Department for a <br /> building permit: <br /> (1) Fire flow will be provided for proposed buildings by the use of NFPA 1231 of the . <br /> National Fire Code (static water supply). <br /> (2) Fire department access roads shall be in accordance with Section 902.2 of the <br /> California Fire Code and the standards adopted by the San Joaquin County Fire <br /> Chiefs Association. <br /> I (3) Fire department access to buildings shall be in accordance with Section 902.4 <br /> of the California Fire Code. A Knox Box key box shall be installed according to <br /> fire department instructions. <br /> I <br /> (4) l=ire extinguishers shall be installed in accordance with the California Fire Code, <br /> Volume 2, Standard 10-1. <br /> (5) Fire permits may be required prior to occupancy to conduct operations <br /> hazardous to life or property. (C.F.C. 105.2.1) <br /> L All zoning violations shall be corrected and junk removed from the site by February 3, <br /> 1997. <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. The fee currently is$1,124.00 per <br /> 1,000 gross square feet of building designated as 'Service Commercial' or$161.30 per <br /> daily trip-end generated in the Tracy area. The fee shall be automatically adjusted July <br /> 1 of each year by the Engineering Construction Cost Index as published by the <br /> Engineering News Record. Contact the Public Facilities Division of the Department of <br /> Public Works (209) 468055) for any alternate method of payment allowed for <br /> expansions/phasing. (Resolutions R-90-304, R-91-1025, R-93-167, R-94-174 and R-95- <br /> 650) <br /> 3. PUBLIC HEALTH SERVICES: <br /> a. A soil suitability study which indicates that the area is suitable for septic tank usage must <br /> be performed prior to acceptance of the application, as required by Section 9-1105.2(d) <br /> of the San Joaquin County Development Title. A nitrate loading study is required, and <br /> f a review fee of$390.00 must be paid at the time of submittal to the Environmental Health <br /> The sewage disposal system shall comply with the on-site sewage standards of San <br /> Joaquin County prior to approval.
