r <br /> Development Committee -4- <br /> (1) A minimum ten (10) foot wide landscaped , strip, <br /> respecting the ultimate right-of-way width of Grant <br /> Line Road, shall be installed across the frontage of <br /> the project site. <br /> (2) All areas not used for buildings, parking, driveways, <br /> walkways, approved outdoor storage. areas, or other <br /> permanent facilities shall be landscaped. <br /> (3) Areas of the property which are not part of the project <br /> shall be barricaded from traffic and kept mowed and <br /> dust free. <br /> (4) The parking area shall be landscaped as specified in <br /> Section 9-1020.6 of the Development Title. The parking <br /> area shall be provided with a minimum of five percent <br /> (5%) of landscaping within the perimeter of the parking <br /> area, not including landscaping along the street <br /> frontage. 6 trees shall be planted, evenly spaced <br /> throughout the parking lot. (Development Title Section <br /> 9-1020.6) <br /> g. SCREENING: Screening shall be provided and comply with the <br /> following: <br /> (1) All storage materials and related activities, including <br /> storage areas for trash, shall be screened so as not to <br /> be visible from adjacent properties and public rights- <br /> of-way. Screening shall be six (6) to seven (7) feet <br /> in height. Outside storage is not permitted in front <br /> yards, street side yards, or in front of main <br /> buildings. (Development Title Section 1022 .4 [d] [2] ) <br /> h. BUILDING CODE REQUIREMENTS: The following Uniform Building <br /> Code and San Joaquin County Ordinance requirements will be <br /> applicable and shall be incorporated in the construction <br /> plans before submittal to the Building Inspection Division: <br /> (1) The proposed use will change the occupancy from a <br /> (U-1) occupancy to a (A-3 or A-2.1) ,occupancy (U.B.C. <br /> Section 502) . The structure-must be brought into <br /> compliance with all current code provisions including <br /> structural, plumbing, mechanical, electrical, energy <br /> and disabled access requirements. <br /> (2) Provide restrooms conforming with all disabled access <br /> requirements (C.C.R. , Title 24) . <br />
