All portions of any sign shall be set back a minimum of five (5)feet from any future <br /> right-of-way line, including any corner cut-off(snipe). (Development Title Section 9-1710.2[g]) <br /> 2. DEPARTMENT OF PUBLIC WORKS(Staff contact Alex Chetley, [209]468-3000) <br /> a. An encroachment permit shall be required for all work within road right-of-way. (Note: Driveway <br /> encroachment permits are for flatwork only—all vertical-features, including but not limited to <br /> fences, walls, private light standards, rocks, landscaping and cobbles are not allowed in the right- <br /> of-way.) (Development Title-Sections 9-1145.4 and 9-1145.5) <br /> b. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Improvement Standards Drawing No. 17 prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5) <br /> c. Dedication to result in a 42 foot wide right-of-way from the centerline of W. Grant Line Road to the <br /> property line shall be required across the parcel's frontage. (Development Title Section 9-1150.5) <br /> (Fees are required for processing dedications per Development Title Table 9-240.7 in addition to <br /> copies of the Grant Deeds.) (The fees will be based on the current schedule at the time of <br /> payment.) <br /> d. The frontage improvements-for W. Grant Line Road shall be constructed in conformance with the <br /> standards for a 50-foot wide right-of-way rural road as shown on San Joaquin County Standards <br /> Drawing No. R-3-and also include mitigations as detailed below. All improvements shall be in <br /> conformance with the current Improvement Standards and Specifications of the County of San <br /> Joaquin. The improvement plans and specifications are subject taplan check and field inspection <br /> fees. The improvements must be completed prior to issuance of the certificate of occupancy for <br /> phase one of the project. (Development Title Section 9-1150.2) <br /> (1) Provide an overflow parking-lot that can accommodate 100 additional parking spots for <br /> occasional high parking demand. <br /> (2) Construct a 580 foot long eastbound left-turn lane on W. Grant Line Road approaching-the <br /> main project entry. <br /> (3) Construct a two-way left-turn-lane on W.Grant Line Road extending easterly from the <br /> project's main entrance-and continuing 50 feet easterly from the east entrance. <br /> (4) Construct a westbound right-turn lane across the parcel's frontage. <br /> (5) Stripe and sign the west entrance-access to indicate the following movements are allowed: <br /> (i.) Right in. <br /> (ii.) Right out. <br /> (6) Stripe and sign the east driveway to indicate the access is exit only. <br /> e. The developer shall provide drainage facilities in accordance with the San Joaquin County <br /> Development Standards. Retention basins shall be fenced with six(6) foot high chain link fence <br /> or equal when the maximum design depth is 18 inches or more. Required retention basin <br /> capacity shall be calculated and submitted along with a drainage plan for review and approval, <br /> prior to release of building permit.
