MOUNTAIN HOUSE TEIeIRA-SOUZA PROPERTY Page 2 <br /> WKA No. 5475.03 <br /> January 6, 2006 <br /> Laboratory testing for hazardous materials in the groundwater and subsurface soils beneath the <br /> property was beyond the scope of this assessment. Assessments for asbestos and lead-based paint <br /> were beyond the scope of this assessment. <br /> FINDINGS <br /> Site Description <br /> The subject property is located west of the city of Tracy in San Joaquin County, California. The <br /> subject property lies within a predominantly agricultural area west of Mountain House Parkway <br /> and north of West Grant Line Road (Figure 1). The rectangular-shaped property consists of <br /> approximately 90 acres of agricultural land and has San Joaquin County Assessor's Parcel <br /> Numbers (APNs)209-450-014, 209-450-015, and 209-450-016(Figure 2). Nick Kent-Basham, a <br /> WKA Staff Geologist, performed a field reconnaissance on December 29, 2005 to update the <br /> previously conducted Phase I ESA. <br /> The majority of the subject property consists of hay cropland. A dairy, undergoing waste-removal <br /> activities associated with the operations and maintenance of the dairy, is located on the eastern <br /> portion of the property, adjacent to Mountain House Parkway. A total of eight residences, all <br /> associated with the dairy, are located to the south of the main dairy operation. Five of the <br /> residences are single-family homes constructed of wood with wood/stucco siding. Three trailer- <br /> type mobile homes occupy the southwest comer of the residence area. A detached garage is located <br /> between the eastern most mobile home and the southernmost single-family residence. Although <br /> WKA could not find their buried locations, it is reasonable to presume that the rural residential sites <br /> operate with private septic systems and leach fields. <br /> There are at least two water supply wells on the subject property. One water supply well is located <br /> south of the cluster of residences in a pump house and one,possibly two, water supply wells are <br /> located just north of the former milking barn. The water supply well(s) located just north of the <br /> former milking barn may be a nested cluster of two wells possibly constructed in the same <br /> borehole, based on well head piping and pressure tanks observed during field reconnaissance. <br /> At the time of the previous field reconnaissance, performed by Jeffrey L. Gubac of WKA in June <br /> 2003, there were a total of five covered holding corrals located on the northern portion of the dairy <br /> INK <br /> WALLACE•KUHL <br /> &ASSOCIATES INC <br />
