MOUNTAIN HOUSE TEIIIRA-SOUZA PROPERTY V Page 3
WKA No. 5475.03
January 6, 2006
operation. At the time of the updated field reconnaissance, only one covered holding corral
remained, but the concrete floor of at least one other holding corral was still evident. Two barns are
located between the main milking operation and the holding corrals, with the larger of the barns to
the east of the smaller one.
The main milking operation is located on the southern portion of the dairy. The milking barn is
located just north of the residences, south of the former holding corrals and large bam. To the west
of the former milking operation are the agricultural water and wastewater ponds. At the time of the
updated field reconnaissance, the ponds had been pumped dry and cleaned of any waste debris. The
wastewater ponds were plumbed and sized such that dairy wastewater could not leave the subject
property. The wastewater ponds represent a"closed loop"aerobic and anaerobic treatment process
for the dairy wastewater. Subsequent to treatment, the wastewater was "lift-pumped"onto the
irrigated fields of the subject property.
Our updated field reconnaissance revealed no obvious evidence of USTs, UST fueling islands,
fill ports, oil/water separators, dry cleaning facilities, steam cleaners, steam cleaning wash pads,
drainage inlets, hydraulic lifts, sumps, oil/water separators, drums, raw materials storage areas or
impounds, disposal pits, or agricultural burn or scrap piles.
Windshield Survev
The subject property is bounded to the north by a recently developed housing project. Mountain
House Parkway and West Grant Line Road bound the subject property to the east and south,
respectively. Agricultural land and rural residences can be seen in the distance in either direction.
Formerly hay crops, but now fallow land, bounds the property to the west. No bulk hazardous
materials storage or distribution facilities were observed in the subject property neighborhood. No
substantial hazardous air emissions from stationary sources were observed on or near the property.
Owner Interview
A telephone interview with Mr. Joseph Leonardo, current manager of the Teixeira-Souza
properties, was conducted on December 29, 2005. Mr. Leonardo informed WKA that no changes
have occurred to the subject property since the previous ESA, other than the current waste-
removal activities associated with the operations and maintenance of the dairy on the northern
WALLACE•KUHL
eFcydce yanzEASSOCIATES INC.
