Figure 4-15 provides an illustration of this edge treatment. The edge adjacent to the <br /> ` Delta-Mendota Canal consists of a minimum 100-foot building setback, excluding accessory buildings <br /> (i.e.shops, etc.), from the community boundary/Delta-Mendota property line to the nearest building.An <br /> _ existing slope up to the County line is utilized as a landscape setback. A Local street may also be used to <br /> further separate public facility uses from the community boundary. Installation of this edge treatment <br /> shall be the responsibility of the Delta College <br /> 2. South/Freeway Edge Treatment <br /> �- The southern edge of the community extends along I-205 frontage from the eastern edge of Specific Plan <br /> III to the westem boundary of the Mountain House community and will include a landscaped building <br /> setback. This setback is intended to buffer the visual impact of the new community as seen from the <br /> freeway, and to mitigate the impacts of freeway noise on adjacent land uses.This edge includes industrial <br /> uses and the Delta College adjacent to I-205. <br /> I--105 Edge at Delta College <br /> This edge extends along the I-205 frontage from the east boundary of the college site to the southwest <br /> comer of the community. Figure 4-16 provides an illustration of this edge treatment. At the western end <br /> r of the freeway interface adjacent to the public facility area,the landscape buffer shall include berms and <br /> planting within a 100-foot minimum landscape setback which, combined with the existing topography at <br /> ` the site, will help mitigate noise impacts on nearby facility buildings. Grading and landscaping shall be <br /> utilized to the extent possible along the freeway edge. <br /> I-105 Edge at Limited Industrial <br /> The buffer area adjacent to the limited industrial uses shall occur within the development area and shall <br /> .. include the following: <br /> • A 40-foot minimum private landscape setback adjacent to the freeway right-of-way, separating parking <br /> areas,drives and buildings from the freeway. <br /> • A security fence along the rigbt-of-way edge. <br /> r • Groves of trees planted within the setback,and extending through parking areas or other landscape areas <br /> within the parcel. <br /> A broad, low berm to partially screen parking areas,yet allow views to buildings. <br /> Draft 03114/05 4-19 <br /> ........................................................................................................................................................................... <br />
