In addition,new residents shall also be notified of any unique <br /> agricultural uses or operations that may have an impact on adjacent residential uses. The Applicant shall <br /> place the following statement on Final Maps for recordation: <br /> "The deed of each lot shall include a recording notification of the San Joaquin County Ordinance <br /> No. 3233 adding to the Ordinance Code: Division 9.Right to Farm, Chapter 1, Section 6-9000 et <br /> seq." <br /> 3.2.5 Residential Land Uses <br /> 3.2.5.1 Master Plan Summary <br /> The Master Plan provides a density range for each residential land use category that is specifically tailored to <br /> the Mountain House new community(see Master Plan Table 3-2:Neighborhood Minimum, Maximum and <br /> Expected Residential Units). This density range is generally more restrictive than the density range specified <br /> in the San Joaquin County General Plan. <br /> The Master Plan establishes a minimum, maximum, and expected number of dwelling units for each <br /> residential designation and for each neighborhood. Facility planning will generally be based on a number of <br /> units higher than the"expected"number,in order to allow for contingencies. During the review of a Specific <br /> Plan adoption or amendment,the number of proposed residential units shall be reviewed with respect to the <br /> number of total units planned in the community to ensure that a maximum of 16,000 units,as defined in the <br /> Master Plan,will not be exceeded. <br /> Acreage used in residential density calculations excluded the following: <br /> • All arterial street rights-of-way <br /> • Wetland areas identified in the Master Plan <br /> • Non-residential land uses, including uses that may be added at a later date <br /> • Collector streets shown on Master Plan, Figure 3.5 <br /> 3-12 Draft 03/14/05 <br /> ................................................................................................................................................................................. <br />
