This table indicates gross acreages for each land use <br /> category, and estimated numbers of dwelling units, population and employment figures. Density and <br /> employment figures are based upon gross acreages,which exclude the following: <br /> Arterial street rights-of-way. <br /> Collector street rights-of-way shown on Master Plan. <br /> Other designated land uses such as Open Space,Public Facilities and Resource Conservation/Wetland areas. <br /> The Plan allows property owners to assign a portion of their expected density allocations under the <br /> wastewater limitation column to other property owners upon application to the Community Development <br /> Department and recordation of the Assignment Agreement. The Assignment Agreement will allow <br /> developers to shift units between parcels,as long as maximum and minimum density requirements established <br /> in Table 3-3 are met as well as lot size requirements of the development standards. The Assignment <br /> Agreement must be submitted with the Tentative Map. <br /> 3.2.5.4 Implementation Measures <br /> a. Residential development for a property shall not exceed the assigned number of units under the Table 3-3 <br /> "Expected as per waste water limitations"column unless adequate infrastructure capacity is found to be <br /> available by the MHCSD.Property owners may shift units between parcels under their ownership as part <br /> of a subdivision application for the parcels Property owners and/or developers may assign a portion of <br /> their expected density allocations under the wastewater limitation column of Table 3-3 to other property <br /> owners upon application with the TM application to the Community Development Department and <br /> recordation of an Assignment Agreement.The Assignment Agreement shall be reviewed to determine <br /> that maximum and minimum density requirements as per Table 3-3 as well as lot size requirements of the <br /> development standards are met for all properties of the application subsequent to any assignment of units. <br /> Upon assignment,Table 3-3 may be amended administratively by the Director. <br /> b. Tentative maps shall implement the conceptual illustrative plan for residential sub-areas as shown on <br /> LFigure 4-1. Lotting patterns and local street locations may vary from that shown on this Figure without <br /> need for an amendment to the Specific Plan.
