Map, including all conditions of approval,the Mountain House Master Plan, Specific Plan III, the <br /> Special Purpose Plan ("Cassano Kamilos Homes at College Park Special Purpose Plan"), <br /> Development Title, and all other applicable Community Approvals. <br /> Timing: Prior to approvals and prior to issuance of development permits. <br /> 3 <br /> 4. Fees: <br /> General. Development within the project shall be subject to the payment of all applicable and <br /> lawfully enacted County fees, subject to the limitations noted by the provisions of the PCCP <br /> Mountain House, LLC Development Agreement. [Development Agreement Sections 2.5.3 and <br /> 3.5.11] <br /> Affordable Housing Impact Fee. The applicant shall pay the Affordable Housing Impact Fee <br /> in effect at the time of building permit approval for all subsequent development of the project <br /> within Neighborhood D. [Mountain House Development Title Chapter 9-1270M] <br /> Master Specific Plan Cost Reimbursement Fee. If the fee has not yet been paid, the <br /> developer shall pay the Master Specific Plan Cost Reimbursement fee prior to recordation of <br /> the first Final Map. The fee will be placed in an interest bearing account managed by the <br /> Community Development Department. Upon recordation of the first Final Map, the fee shall be <br /> disbursed to the Mountain House Master Plan Master Developer(Trimark Communities, LLC). <br /> (The fee shall be automatically adjusted on July 1 of each year based on the change, if any, in <br /> the Consumer Price Index for Urban Wage Earners and Clerical Workers All Items, published <br /> by the Bureau of Labor Statistics, U.S. Department of Labor(1967=100).) (Board Resolution R- <br /> 01-787) <br /> 5. Final Map Digital File: A digital file of the Final Map shall be submitted to the Community <br /> Development Department. The digital file format shall be consistent with requirements of the <br /> County Assessor and Community Development Department GIS division. <br /> Timing: Prior to approval of Final Map(s). <br /> 6. Road Names: All subdivision road names shall be submitted to the Community Development <br /> Department for approval by the Director. Said road names shall comply with the"Community <br /> Development Department Road Name Standards." <br /> 7. Monitoring Program: The Final Map(s)shall comply with the attached College Park of <br /> Mountain House Specific Plan 1l1 Mitigation Monitoring and Reporting Program. <br /> 8. Monitoring Agreement: The applicant or the applicant's assignee shall fund the Community <br /> Monitoring and Mitigation Monitoring Programs.The applicant or the applicant's assignee shall <br /> also fund the County's efforts to monitor compliance with the Tentative Map conditions.of <br /> approval. [General Plan Community Organization and Development Policy(19)(j)] <br /> Timing: Ongoing. <br /> LAND USE <br /> 9. Agricultural Buffer: To the extent feasible, developers shall provide or secure a setback from <br /> development to existing agricultural operations of at least 100 feet. Occupancy permits shall <br /> not be issued for lots with less than a 40-foot setback from agricultural operations existing <br /> within a 12-month period prior to the time of final map approval. An exception to the <br /> requirement for a setback may be granted when the owner of such agricultural land has <br /> indicated in writing that the land will no longer be used for agricultural production. <br /> [implementation Measure 3.2.4.3 (d)] <br /> Timing: Improvement Plans approved by CDD and MHCSD prior to Final Map approval. <br /> 2 <br />
