1 <br /> i <br /> ll. MOUNTAIN HOUSE COMMUNITY SERVICES DISTRICT(Staff Contact: <br /> Harpal Singh 209-831-2300) <br /> GENERAL <br /> I <br /> 1. All subdivision improvements including but not limited to subdivision improvement plans, <br /> specifications and master utility plans shall be in conformance with Community <br /> Approvals, including but not limited to the Improvement Standards and Specifications of <br /> the Mountain House Community Services District(MHCSD), the Design Manual, Master <br /> Plan, Specific Plan Ill, master utility plans, and other standards and plans adopted by the <br /> MHCSD. These improvement plans and specifications must be approved by the MHCSD <br /> prior to approval of Final Map. Deviations from MHCSD Standards with respect to private <br /> streets may be approved by MHCSD General Manager. The plan check fees shall be <br /> paid with the submittal of the improvement plans and the field inspection services costs <br /> shall be paid to the MHCSD prior to Notice to Proceed. If the actual costs exceed the <br /> estimated plan check and/or inspection costs, the developer shall pay the balance within <br /> 30 days upon receiving an Invoice from the MHCSD. If any condition of this Tentative k <br /> Map has been met by any party, the condition on this map shall be deemed as met. <br /> 2. The developer shall comply with all Local, County, State and Federal requirements <br /> relative to air quality, storm water discharge, waste disposal and hazardous waste and <br /> the mitigation measures contained in the EIR for the Tentative Map. h <br /> f <br /> 3. All MHCSD required onsite and offsite easements and dedications shown on or proposed <br /> for the Tentative Map shall be dedicated to the MHCSD or offer of dedication to the <br /> MHCSD shall be recorded on the Final Map. Dedication of public rights-of-way shall be in <br /> conformance with the adopted Public Land Equity Program (PLEP). Any easements to be <br /> abandoned that belong to Byron Bethany Irrigation District (BBID)shall not be <br /> abandoned without prior approval of BBID. Timing: condition shall be met prior to <br /> approval of Final Map. <br /> 4. All services performed by the MHCSD on any development project will be paid by the <br /> applicant at the full cost, including overhead, as determined by the MHCSD General l <br /> Manager. The General Manager may set an interim fee as a deposit and reconcile to the <br /> final cost at least annually. <br /> 5. Except where provided otherwise in a Project Acquisition Agreement, prior to the <br /> recording of any Final Map, all infrastructure facilities outside the boundary of the <br /> Tentative Map (water, sewer, storm drainage, electric power, natural gas, telephone, <br /> communications, etc.) necessary to serve Tracts 3670 &3671 shall be in place and fully <br /> operational. The MHCSD General Manager may defer the installation of a facility if it can <br /> be demonstrated to the satisfaction of the MHCSD General Manager that it is not i <br /> required for the tract being developed. Any deferral will require a bond to the MHCSD 1 <br /> insuring the eventual construction of the facility. <br /> 6. All conditions on the"Will Serve" letter from the Mountain House Community Services <br /> District shall be met prior to approval of Final Map. The MHCSD General Manager may <br /> defer the installation of a facility if bonding is provided or it can be demonstrated to the <br /> satisfaction of the MHCSD General Manager that it is not required for the tract being <br /> developed.. <br /> 7. All reference to approvals herein by the MHCSD shall be interpreted as approval by the <br /> General Manager or his designee except for those approvals specifically delegated by <br /> law to the Board of Directors. <br /> 8. All references to bonding shall mean a bond or any other security acceptable to MHCSD. <br /> 12 <br /> t <br />
