HOLD HARMLESS PROVISION: Pursuant to Section 66474.9 of the Government Code, the <br /> subdivider shall defend, indemnify, and hold harmless the local agency or its agents,officers, <br /> and employees from any claim, action, or proceedingagainst the local agency or its agents, <br /> officers, or employees to attack, set aside, void, or annul an approval of the local agency, <br /> advisory agency, appeal board, or legislative body concerning a subdivision, which action is <br /> brought within the time provided for in Section 66499.37 of the Government Code. <br /> IV. ENVIRONMENTAL HEALTH DEPARTMENT (Staff Contact Steven <br /> Shih, 209-468-9850) <br /> 1. The Surface and Subsurface Contamination Report dated October 27, 2006 was deemed <br /> incomplete. Prior to Final Map approval, an addendum shall be submitted to the <br /> Environmental Health Department and approved by the Environmental Health Department. <br /> Note: "Phase I Environmental Site Assessment update for the Mountain House Teixeira- <br /> Souza Property Villages D2 and D4 dated September 6, 2006, and appendix A of Phase I <br /> Environmental Site Assessment update dated October 27, 2006 are not included in the <br /> submitted copy. <br /> 2. The Tentative Map shall comply with the Specific Plan Ill in regards to public services and <br /> contaminated site mitigation issues. <br /> V. TRACY FIRE (Staff Contact Steve Dalton, 209-468-2229) <br /> 1. All fire hydrants in residential areas shall be spaced with a maximum separation of 500 feet <br /> along the path-of-travel. <br /> 2. Hydrants shall not be placed in dead-end alleys (except where dead-end alleys serve <br /> residential driveways and/or multi-family residential complexes). <br /> 3. Any required fire department connections shall be placed within 150 feet of a fire hydrant. <br /> 'f <br /> 4. "A Loop, B Street, C Street, D Street, H Street, I Street and J Street, as shown on the <br /> Tentative Map, whether public or private, shall be designed and built as fire apparatus access <br /> roads, with a minimum unobstructed width of 20 feet and vertical clearance of 13 foot 6 <br /> inches. (Planters, medians, monument strips, and any other decorative area that impedes <br /> the 20 foot required width shall be approved by the fire department before installation.) <br /> 5. Parking within the project area may be accommodated in parking bays as indicated on the <br /> Tentative Map. Parking on the 25 foot wide circulation streets and 18 foot wide shared <br /> driveways shall be prohibited. Parking restrictions shall be indicated with appropriate signage <br /> and the project shall provide for enforcement of parking restrictions in a manner satisfactory <br /> to the Fire Department. <br /> 6. All structures requiring a street address shall have addresses posted, at a minimum, on the <br /> main pedestrian entry facade and on the main vehicle entry facade. Numbering of addresses <br /> shall be readily visible and of a contrasting color. <br /> 7. Homes within the project area shall be within 150 feet of a fire apparatus access road with a <br /> minimum width of 20 feet. Alternatively, access to homes within the project area may be <br /> provided via a travelway of not less than 18 feet in width provided said homes are equipped <br /> with residential fire sprinkler systems. Where residential fire sprinkler systems are installed to <br /> reduce the 20 foot road width requirement to specific residential lots, sprinklers shall be <br /> installed per State Code, and such lots shall be so designated on the final map of record prior <br /> i <br /> 27 <br /> j <br />
