Fees: <br /> General. Development within the.proJeet shall be subject to,the payment.of all applicable and lawfully <br /> enacted County fees, subject to the,limitations noted by the provisions of the Matthews Land, Inc:, <br /> Development Agreement: [Development Agreement Sections'2:5.3.and 3:5.11]: <br /> Affordable Housing Impact Fee. The applicant shall pay the Affordable Housing Impact Fee in <br /> effect at the time of building permit approval for all subsequent development of the project within <br /> Neighborhood AIB. [Mountain House.Development Title Chapter 9-1270M] <br /> Master Specific Plan Cost Reimbursement Fee. Unless,it has already been paid, the developer <br /> shall pay the Master Specific Plan Cost Reimbursement fee prior to recordation of the first Final Map. <br /> The fee will be placed in an interest bearing account managed by the Community Development <br /> Department. Upon recordation of the first Final Map, the fee shall be disbursed to the Mountain <br /> House Master Plan Master Developer(Trimark Communities, LLC). The total fee is currently <br /> (The fee shall be automatically adjusted on July 1 of each year based on the change, if any, in the <br /> Consumer Price Index for Urban Wage Earners and Clerical Workers—All Items, published by the <br /> Bureau of Labor Statistics, U.S. Department of Labor(1967=100).) (Board Resolution R-01-787) <br /> 5. Final Map Digital File: A digital file of the Final Map shall be submitted to the Community <br /> Development Department. The digital file format shall be consistent with requirements of the County <br /> Assessor and Community Development Department GIS division. <br /> Timing: Prior to approval of Final Map(s). <br /> 6. Road Names: All subdivision road names shall be submitted to the Community Development <br /> Department for approval by the Director. Said road names shall comply with the"Community <br /> Development Department Road Name Standards." <br /> 7. Monitoring Program: The Final Map(s)shall comply with the attached College Park at Mountain Nouse <br /> Specific Plan 111 Mitigation Monitoring and Reporting Program. <br /> 8. Monitoring Agreement: The applicant or the applicant's assignee shall fund the Community <br /> Monitoring and Mitigation Monitoring Programs. The applicant or the applicant's assignee shall also <br /> fund the County's efforts to monitor compliance with the Tentative Map conditions of approval. <br /> [General Plan Community Organization and Development Policy (19)(j)] <br /> Timing: Ongoing. <br /> LAND USE <br /> 9. Second Unit Dwellings: Second unit dwellings shall be required in accordance with the preliminary <br /> second unit plan approved with the Tentative Map. The minimum number of second unit dwellings <br /> required for Tract 3601 is 2. The second unit plan may be amended subsequent to Tentative Map <br /> Conditions of Approval - 2 - PA-0700093 <br />
