I <br /> 19. All residential buildings.shall be wired per,specifications in the"Low Voltage Construction Pre-wire <br /> Guidelines",and other specifications provided by the MHCSD. <br /> 20. Monitoring Agreement The developer shall fund'the Community Monitoring and Mitigation <br /> Monitoring Programs including the,annual Traffic Monitoring Report. The.developer shall also fund <br /> the MHCSD's efforts to monitor.compliance with the Tentative.Map conditions 6f approval. <br /> 21. Record Drawings: Record Drawings shall be provided prior to acceptance of the improvements by <br /> the MHCSD. Record`Drawings shall also be provided in digital format consistent with MHCSD File <br /> Format, <br /> 22. Final Map Digital File: A digital file of the Final Map shall be submitted to the MHCSD and to the <br /> Community Development Department. The digital file format shall be consistent with•requirements <br /> of the County Assessor and Community Development Department GIS division and the MHCSD <br /> digital file format. Condition shall be met prior to approval of Final Map. <br /> 23. Geotechnical Report: All infrastructure designs shall be shown on the grading and improvement <br /> plans and shall comply with and incorporate the recommendations of the Geotechnical Engineering <br /> Studies. Condition shall be met before approval of Final Map. <br /> 24. Environmental Hazards: Comply with all recommendations of the Environmental Site Assessment <br /> prepared for the project. Condition shall be met prior to beginning any construction on the related <br /> final map. <br /> 23. Agricultural Drainage Improvement Phasing: A Surface and Subsurface Drainage Facilities <br /> Relocation and Improvement Plan for Tract 3601 and adjacent areas shall be submitted to and <br /> approved by BBID and Mountain House Community Services District (MHCSD) General Manager. <br /> The plan shall include but not be limited to the following: <br /> A. Phasing for relocation and improvement of surface and subsurface drainage facilities. <br /> B. locations and timing; <br /> C. Identification of"dewatering" areas and temporary or permanent methods for the dewatering <br /> system and connections to the storm water collection system as determined necessary by the <br /> plan; <br /> D. Any required BBID Encroachment Permits. <br /> Timing; Condition shall be met prior to approval of the first Final Map. <br /> 26. Community Facility Fee: Prior to issuance of each residential building permit, the developer shall <br /> comply with the most recent update of the Community Facilities Fee(CFF) Plan as determined by <br /> the MHCSD. <br /> 27. Library: Prior to issuance of the 4,500Th residential building permit in the Mountain House Master <br /> Plan Area, unless the MHCSD General Manager determines that the facilities are not yet required. if <br /> the General Manager authorizes the facility to be deferred, the developer shall provide adequate <br /> bonding to the MHCSD assuring construction at the time the MHCSD General Manager determines <br /> the facilities to be required.. Upon acceptance, the Facilities shall be dedicated to the MHCSD. This <br /> condition can be satisfied by an agreement acceptable to the MHCSD that the required facilities will <br /> be constructed on this schedule. <br /> 28. Corporation Yard Facilities: Construction shall begin prior to issuance of the 4,5001h residential <br /> building permit in the Mountain House Master Plan area, unless the MHCSD General Manager <br /> Conditions of Approval - 14 - PA-0700093 <br />
