1) COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Leanne Mueller, 468-3228) <br /> a) BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. <br /> The Site Plan required as a part of the building permit must be prepared by a registered <br /> civil engineer or licensed architect. This Plan must show drainage, driveway access <br /> details including gates, on-site parking, landscaping, signs, existing and proposed utility <br /> services, and grading (refer to the "SITE PLAN CHECK LIST' for details). A fee is <br /> required for the Site Plan review. (Development Title Section 9-884) <br /> b) APPROVED USE: This approval is for a pallet recycling facility that will utilize a 671 <br /> square foot office, a 4,177 square foot shop, a 525 square foot canopy and an outside <br /> storage area as shown on the Plan dated March 16, 2004. (Use Type: General Industrial; <br /> Intermediate) <br /> c) BUSINESS LICENSE: The applicant shall secure an approved Business License prior to <br /> the initiation of the use. (Section 7-1000 of the County Ordinance Code) <br /> d) COMPLIANCE DATE: Because this development is currently operating without the <br /> required permits the applicant shall have thirty (30) days from the date of approval to apply <br /> for any necessary building permits. Once the building permits are applied for the applicant <br /> shall have an additional thirty (30) days to obtain the necessary building permits and 180 <br /> days from the issuance of the building permit to complete all Conditions of Approval. <br /> e) STORM DRAINAGE: Any additional stormwater drainage created by new improvements <br /> shall be retained on-site. The drainage pattern and corresponding storm drain <br /> improvements shall be shown on the Site Plan. Drainage calculations prepared by a <br /> registered civil engineer or architect shall be included. (Development Title Section 9-1135) <br /> f) PARKING: Off-street parking shall be provided and comply with the following: <br /> i) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt concrete <br /> or Portland cement concrete to provide a durable, dust free surface. Bumper guards <br /> shall be provided when necessary to protect adjacent structures or properties. <br /> (Development Title Section 9-1015.5[e]) Pallet storage shall be on aggregate base. <br /> ii) A minimum of eleven parking spaces shall be provided, including one accessible <br /> space, which shall be van accessible. Accessible spaces shall be located as close as <br /> possible to the primary entrance (C.C.R., Title 24). (two spaces are required for every <br /> 1,000 feet of building area. 0.5 spaces are required for every employee.) <br /> (Development Title Section 9-1015.3) <br /> III) All parking stalls and directional arrows must be delineated with paint.
