The current mobile homes do not meet <br /> current state standards; two-way roadways shall be a minimum <br /> of 24 feet wide; cul-de-sacs shall have a minimum radius of <br /> 50 feet; walkways used by children as routes to school, bus <br /> stops, or -other destinations shall be located and <br /> safeguarded to minimize contacts with automobile traffic; a <br /> sig foot high masonry wall shall be provided along all <br /> mobile home park rear and side property lines; landscaping <br /> shall conform to standards set forth in Section 9-1020 .2 ; <br /> and common storage areas (50 square feet for each site) <br /> shall be provided. <br /> 5 . The use is compatible with adjoining land uses. <br /> This finding cannot be made because the proposed use is <br /> incompatible with the nearby airstrip and other agricultural <br /> uses. <br /> Both the Planning Commission and the Board of Supervisors <br /> determined that the proposed mobile home park feature was <br /> inappropriate. Issues discussed before the Planing Commission <br /> included surrounding agricultural uses, a hog farm, the nearby <br /> air strip used regularly for pesticide application, and the <br /> condition of the levee. <br /> Also, the current use of the mobile homes as employee housing is <br /> a permitted accessory use. If ren-employees are permitted, the <br /> use becomes a mobile home park. Six mobile homes on 15 acres <br /> exceeds the A/G General Plan maximum density of one dwelling for <br /> every 20 acres.
