2.1 Zoning <br /> The San Joaquin County Community Development Department web site states <br /> that the Site is zoned R-L, Low Density Residential. This zoning designation "is <br /> appropriate for single family neighborhoods. The typical housing type is <br /> detached, single family dwelling units. The density is 2-6 primary dwelling units <br /> per gross acre." <br /> 2.2 Proposed Development <br /> A minor subdivision is proposed to divide the Site into two parcels. Mr. Malik <br /> indicated that no changes to the use of the Site are planned, beyond a possible <br /> expansion of the smaller house with eco-friendly landscaping. <br /> 2.3 Topography <br /> A recent U.S. Geological Survey 7.5-minute topographic map was obtained from <br /> the San Joaquin County District Viewer. In the map, the Site is depicted as <br /> relatively flat land located at approximately 28 feet above mean sea level. This <br /> map is included as Plate 3. <br /> 3.0 HISTORICAL RESEARCH <br /> 3.1 Aerial Photographs <br /> Live Oak reviewed aerial photographs of the Site provided by the San Joaquin <br /> County Surveyor's Office in Stockton, California. The available photographs <br /> were dated 1937, 1952, 1963, and 1975. Two additional photographs, dated <br /> 1993 and 2002, were obtained from Google Earth, and two more photographs, <br /> dated December 2011 and February 2016, were obtained from the San Joaquin <br /> County District Viewer. <br /> In the 1937 photo, two structures are visible on the Site. Two rows of trees can <br /> be seen along the northern property line; the remainder of the Site appears to be <br /> open land. The surrounding properties appear to be orchards and rural <br /> residences. <br /> In the 1952 photo, several of the surrounding properties that were orchards in <br /> 1937 are now open agricultural fields. A new large structure and a few new <br /> residences can be seen to the north of the Site. <br /> In the 1963 photo, orchards have been replaced on some of the nearby <br /> properties.
