2.1 Zoning The San Joaquin County Community Development Department web site states that the Site is zoned R-L, Low Density Residential. This zoning designation "is appropriate for single family neighborhoods. The typical housing type is detached, single family dwelling units. The density is 2-6 primary dwelling units per gross acre." 2.2 Proposed Development A minor subdivision is proposed to divide the Site into two parcels. Mr. Malik indicated that no changes to the use of the Site are planned, beyond a possible expansion of the smaller house with eco-friendly landscaping. 2.3 Topography A recent U.S. Geological Survey 7.5-minute topographic map was obtained from the San Joaquin County District Viewer. In the map, the Site is depicted as relatively flat land located at approximately 28 feet above mean sea level. This map is included as Plate 3. 3.0 HISTORICAL RESEARCH 3.1 Aerial Photographs Live Oak reviewed aerial photographs of the Site provided by the San Joaquin County Surveyor's Office in Stockton, California. The available photographs were dated 1937, 1952, 1963, and 1975. Two additional photographs, dated 1993 and 2002, were obtained from Google Earth, and two more photographs, dated December 2011 and February 2016, were obtained from the San Joaquin County District Viewer. In the 1937 photo, two structures are visible on the Site. Two rows of trees can be seen along the northern property line; the remainder of the Site appears to be open land. The surrounding properties appear to be orchards and rural residences. In the 1952 photo, several of the surrounding properties that were orchards in 1937 are now open agricultural fields. A new large structure and a few new residences can be seen to the north of the Site. In the 1963 photo, orchards have been replaced on some of the nearby properties.
