All streets in the subdivision shall be dedicated and <br /> improved to County Standards for a 50-foot-wide right-of- <br /> way urban subdivision street. <br /> h. Guernsey Avenue shall be improved on the subdivided side <br /> to County standards for a 50-foot-wide right-of-way urban <br /> street. <br /> i . Street lighting shall be provided for the subdivision and <br /> the frontage of Guernsey Avenue. <br /> j . A terminal drainage system shall be provided to meet the <br /> requirements of the County and to provide adequate <br /> drainage for the subdivision. Capacity of the existing <br /> drainage system shall be verified by the Engineer. A <br /> minimum 10-foot drainage easement shall be provided and <br /> shown on the Improvement Plans and Final Map. <br /> k. The project shall be served by a public water system <br /> conforming to the requirements of the San Joaquin County <br /> Public Health Services (Environmental Health Division) <br /> and the Department of Public Works. A "Will Serve" <br /> letter from California Water Service Company shall be <br /> required. <br /> 1 . The project shall be served by a public sewer collection <br /> and treatment system constructed in conformance with the <br /> requirements of the San Joaquin County Public Health <br /> Services (Environmental Health Division) and the <br /> Department of Public Works. The County shall verify that <br /> the appropriate Right of Service Units (R.O. S.U. ) for <br /> sanitary sewer have been paid for the proposed <br /> subdivision prior to approval of the Final Map. <br /> Segregation of services and fees for the sanitary sewer <br /> assessment shall be applied for. <br /> M. The Traffic Impact Mitigation Fee will be required for <br /> this subdivision. The fee is due and payable at the time <br /> of building permit application. The fee currently is <br /> $2 , 627 . 00 for each single-family dwelling unit in the <br /> Stockton area . The fee shall be automatically adjusted <br /> annually by the Engineering Construction Cost Index as <br /> published by the Engineering News Record. <br /> n. This subdivision is approved for recording as a single <br /> unit. Phasing is not approved. <br /> -14- <br />
