ZR-91-6 AND MAJOR <br /> SUBDIVISION APPLICATION NUMBER SU-91-8 OF D. WINCHELL & <br /> J.C. DILLARD (C/O WONG ENGINEERING INC. ) <br /> ---------------------------------------------------------------- <br /> The Development Services Division has reviewed the above-referenced <br /> application and will recommend that the Planning Commission <br /> recommend approval of ZR-91-6 to the Board of Supervisors and <br /> approve SU-91-8 . The Development Services Division is expanding <br /> the area to be considered for rezoning to Rl-U. The expansion <br /> includes the entire area bounded by Guernsey Avenue to the north, <br /> Oro Avenue to the east, Mormon Slough to the south and State Route <br /> 99 to the west. Staff ' s recommendation is contingent upon the <br /> Conditions of Approval listed below for the Major Subdivision. <br /> Conditions of Approval: <br /> a. A solid masonry wall 7 to 8 feet in height shall be erected <br /> to separate the existing cabinet shop and the proposed <br /> subdivision. <br /> b. The planting of trees along streets is required as follows: <br /> 1. A minimum of 1 tree per lot frontage is required. <br /> 2 . For corner lots, street trees shall be required on both <br /> street frontages. The trees cannot interfere with sight <br /> distances and setbacks. <br /> 3 . Trees shall be 10 gallon in size. <br /> 4 . Trees shall be located so that at 15 years of age the <br /> crown will not encroach across side property lines. <br />
