Lot Line Adjustment <br /> The property lines of the excess piece of land adjacent to the proposed right-of-way to the west will be <br /> adjusted and merged with the lot abutting the property to the west. The recordation of a "Notice of Lot <br /> Line Adjustment'for the proposed Lot Line Adjustment shall be filed prior to the approval of the Final <br /> Map. As of April 17, 2006, no application for a Lot Line Adjustment has been submitted to the Community <br /> Development Department. <br /> Riparian Habitat <br /> Parallel to Mormon Slough, a natural open space for riparian habitat and waterway protection shall be <br /> maintained to provide nesting and foraging habitat and the protection of waterway quality. The minimum <br /> width of said open space from the storm drain detention basin shall be one-hundred (100) feet, measured <br /> from the mean high water level of the natural bank of Mormon Slough, or fifty (50) feet back from the <br /> existing riparian habitat, whichever is greater. Water-dependent uses may be permitted in this buffer. <br /> Detention Basin <br /> A public stormwater drainage system with terminal drainage is required within an urban community to <br /> subdivide the parcel into eleven residential lots. Lot A will be dedicated to San Joaquin County and <br /> includes a proposed on-site detention basin to be served by County Service Area No. 41.
