Recommendations <br /> Action <br /> It is recommended that the Planning Commission <br /> 1. Approve the Negative Declaration; and <br /> 2. Approve Major Subdivision No. PA-0600119 with the Findings and Conditions of Approval <br /> contained in the staff report. <br /> Findings <br /> 1 The proposed plan is consistent with the General Plan, any applicable Master Plan, Specific Plan, <br /> and Special Purpose Plan and other applicable plan adopted by the county. <br /> • This finding can be made because the R/L (Low Density Residential) General Plan <br /> designation and R-L (Low Density Residential) zone permit the subdivision as <br /> proposed. The project complies with the General Plan density requirements for the R- <br /> L zone (2-6 dwelling units/ gross acre). There are no Master Plans, Specific Plans, or <br /> Special Purpose Plans. <br /> 2. The design or improvement of the proposed subdivision is consistent with the General Plan and any <br /> applicable Specific Purpose Plan. <br /> • This finding can be made because the design and improvements of the proposed <br /> subdivision are consistent with the standards contained in the General Plan as <br /> reflected on the Tentative Map. Each parcel will be served by public waste water <br /> treatment through the East Stockton Sanitary Sewer Project, public water through <br /> California Water Service, and public storm water drainage through a detention basin <br /> to be dedicated to County Service Area No. 41. <br /> 3 The site is physically suitable for the type of development proposed. <br /> • This finding can be made because the site is physically suitable for the type of <br /> development proposed because the parcels' average lot size and width all satisfy <br /> the minimum lot size and width requirements for parcels in the R-L zone. <br /> 4 The site is physically suitable for the proposed density of development. <br /> • This finding can be made because the Tentative Map is consistent with the General <br /> Plan density requirements of 2-6 dwelling units per gross acre in the R/L General <br /> Plan designation.
