Issuance of the permit will not be significantly detrimental to the public health, safety, or welfare <br /> or be injurious to the property or improvements of adjacent properties. <br /> • This finding can be made because the proposed use is compatible with the <br /> surrounding area and will not have an adverse effect on nearby properties. <br /> 5. The use is compatible with adjoining land uses. <br /> This finding can be made because the proposed use will not Interfere with the <br /> adjoining land uses, and the adjoining land uses will not interfere with the proposed <br /> land use. <br /> Approved Conditions of Approval for Site Approval No. SA-93-49 <br /> Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of <br /> the use and the issuance of any building permits. <br /> This approval will expire within 18 months of the date of approval unless (1) all Conditions of <br /> Approval have been compiled with, (2) all necessary building permits have been secured and remain <br /> in force, and (3) all necessary permtts from other agencies have been secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. Twenty-two automobile parking spaces are required, including one space for the <br /> physically handicapped. (Development Title Section 9-1015) <br /> b. One truck parking and loading space is required. (Development Title Section 9-1015.6) <br /> C. For truck entrances, gates shall remain open during business hours or shall be recessed <br /> from the property line a minimum of 65 feet to allow trucks to exit the road right-of-way <br /> before stopping to open the gate. (Development Title Section 9-505.7(d)) <br /> d. All parking spaces, driveways, and maneuvering areas shall be paved and permanently <br /> maintained to provide a durable, dust-free surface. (Development Title Section 9- <br /> 1015.5(e)) <br /> e. Trash bins shall be kept in an enclosure with solid walls on three sides and gated on the <br /> fourth side. (Development Title Section 9-1022.4(e)(3)) <br /> f. Landscaping shall comply with Development Title Sections 9-1020.9 and 9-1020.11. <br /> g. Screening is required along the west property line adjacent to Interstate 580. <br /> (Development Title Section 9-1022.4(e)(2)) <br /> In. All lighting shall be designed to confine direct rays to the premises. No spillover beyond <br /> the property line shall be permitted.
