i. Submit a Site Improvement Plan showing landscaping, drainage,driveway access details, on-site parking, existing and proposed utility services, and grading. The drainage pattern and corresponding storm drain improvements shall be shown on the Improvement Plan. Design and construct drainage improvements to County standards with the ability to connect to a public system when available. A plan check fee will be required. (Development Title Section 9-884) I. The Site Improvement Plan shall not be approved until a judgement is entered resolving the pending litigation concerning this project. k. The following Uniform Building Code and San Joaquin County Ordinance requirements will be applicable and shall be incorporated in the construction plans before submittal to the Building Inspection Division: (1) The proposed use will change the occupancy from an M3 AG building occupancy to a B-2/H11 occupancy (UBC Section 502). The structure must be brought into compliance with all current code provisions, including structural, plumbing, mechanical, electrical, energy, and disabled access requirements. (2) Provide restrooms conforming with all disabled access requirements. (CCR,Title 24) (3) The proposed project is located within an expansive soil area where a conventional foundation may not be suitable. Therefore, an engineer is required to evaluate the foundation design. I. The Construction Site Plan shall indicate the following: (1) Provide parking for the physically disabled. The spaces shall be located as close as possible to the primary entrance. (CCR, Title 24) (2) Provide identification signs for the parking spaces, including the"tow away, sign, at each entrance or visible from each space. (CCR, Title 24) (3) The slope of a parking space shall not exceed 1/4 inch per foot. (CCR, Trtle 24) 2. DEPARTMENT OF PUBLIC WORKS: a. The Hansen Road extension shall be improved to County standards by using a Traffic Index of 8.0 for a 50-foot-wide right-of-way rural road from the northerly right-of-way line of the Southern Pacific Railroad to the site and a 60-foot-wide right-of-way local industrial road across the frontage of APN 209-110-10. The improvement requirements for the bridge across the California Aqueduct shall be in accordance with the requirements imposed by the State of California Department of Water Resources. (Development Title Section 9-1150.2) b. An encroachment permit shall be required for work within the road right-of-way.
