i. Submit a Site Improvement Plan showing landscaping, drainage,driveway access details, <br /> on-site parking, existing and proposed utility services, and grading. The drainage pattern <br /> and corresponding storm drain improvements shall be shown on the Improvement Plan. <br /> Design and construct drainage improvements to County standards with the ability to <br /> connect to a public system when available. A plan check fee will be required. <br /> (Development Title Section 9-884) <br /> I. The Site Improvement Plan shall not be approved until a judgement is entered resolving <br /> the pending litigation concerning this project. <br /> k. The following Uniform Building Code and San Joaquin County Ordinance requirements <br /> will be applicable and shall be incorporated in the construction plans before submittal to <br /> the Building Inspection Division: <br /> (1) The proposed use will change the occupancy from an M3 AG building <br /> occupancy to a B-2/H11 occupancy (UBC Section 502). The structure must be <br /> brought into compliance with all current code provisions, including structural, <br /> plumbing, mechanical, electrical, energy, and disabled access requirements. <br /> (2) Provide restrooms conforming with all disabled access requirements. (CCR,Title <br /> 24) <br /> (3) The proposed project is located within an expansive soil area where a <br /> conventional foundation may not be suitable. Therefore, an engineer is required <br /> to evaluate the foundation design. <br /> I. The Construction Site Plan shall indicate the following: <br /> (1) Provide parking for the physically disabled. The spaces shall be located as close <br /> as possible to the primary entrance. (CCR, Title 24) <br /> (2) Provide identification signs for the parking spaces, including the"tow away, sign, <br /> at each entrance or visible from each space. (CCR, Title 24) <br /> (3) The slope of a parking space shall not exceed 1/4 inch per foot. (CCR, Trtle 24) <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. The Hansen Road extension shall be improved to County standards by using a Traffic <br /> Index of 8.0 for a 50-foot-wide right-of-way rural road from the northerly right-of-way line <br /> of the Southern Pacific Railroad to the site and a 60-foot-wide right-of-way local industrial <br /> road across the frontage of APN 209-110-10. The improvement requirements for the <br /> bridge across the California Aqueduct shall be in accordance with the requirements <br /> imposed by the State of California Department of Water Resources. (Development Title <br /> Section 9-1150.2) <br /> b.
