C. A Preliminary Soils Report is required in accordance with County standards for the <br /> purpose of determining the R-Value for the design of the roads. (Development Title <br /> Section 9-1150.2) <br /> d. All traffic signs and markings shall conform to the Manual on Uniform Traffic Control <br /> Devices and San Joaquin County Standards, and they shall be shown on the <br /> improvement plans. (Development Title Section 9-1150.2) <br /> e. The project shall be served by a terminal drainage system that meets the requirements <br /> of the County when such service becomes available. The project shall be designed to <br /> provide adequate drainage for the development which has the ability to be connected to <br /> a terminal drainage system. A feasibility study is required to determine if there is capacity <br /> in the storm drainage system for County Service Area No. 50 to serve this project. A <br /> $200.00 fee for the study shall be required. (Development Title Section 9-1135.5) <br /> f. The project shall be served by a public water system that conforms to the requirements <br /> of Public Health Services (Environmental Health Division) and the Department of Public <br /> Works when such service becomes available. (Development Title Section 9-1120.5) <br /> g. The project shall be served by a public sewer collection and treatment system <br /> constructed in conformance with the requirements of Public Health Services <br /> (Environmental Health Division) and the Department of Public Works when such service <br /> becomes available. (Development Title Section 9-1105.5) <br /> h. Street lighting shall be provided for the development. The project shall annex to County <br /> Service Area No. 49 for the operation and maintenance of the street lighting facilities. <br /> (Development Title Section 9-1150.11) <br /> 1. The property shall annex to County Service Area No. 50 prior to approval of the <br /> Improvement Plan to provide for the operation, maintenance, and improvement of storm <br /> drainage, water, and sanitary facilities when these facilities are available. (Development <br /> Title Section 9-1100.4) <br /> J. A traffic study shall be conducted to determine I traffic signals are warranted at the <br /> intersection of Hansen Road and Schulte Road. The developer shall deposit funds with <br /> the County for ail costs, as determined by the Public Facilities Division of the Department <br /> of Public Works, prior to Public Works preparing or contracting for the required study. <br /> (Development Title Section 9-1150.4) <br /> k. All improvements shall be in conformance with the Improvement Standards and <br /> Specifications of the County of San Joaquin. All improvement plans and specifications <br /> must be approved by the Department of Public Works prior to approval of the <br /> Improvement Plan. The developer shall initiate road abandonment proceedings through <br /> the Real Property Division for that portion of Hansen Road south of the northerly right-of- <br /> way of Southern Pacific Railroad. (Development Title Section 9-1150.2) <br /> I. The Traffic Impact Mitigation Fee will be required. The fee is due and payable at the time <br /> of building permit application. The fees currently are$961.00 per 1,000 gross square feet <br /> of building designated as 'Manufacturing' or $249.99 per daily trip-end generated in the <br /> Tracy area. The removal of the existing residence will generate a credit of$2,515.00.
