PA-0900195 OF LATHAM TRUSS, INC. <br /> R ANTONINI ENTERPRISES INC. (C/O STEVE HERUM.) (APN: 101-220-03) <br /> (ADDRESS: 5171 E. HARDING LANE, STOCKTON) <br /> The project is a Use Permit Pre-Application for a truck terminal. The project consists of the <br /> construction of a 27,000 square foot building. The internal components of the building include the <br /> following: a 6,400 square foot office, a 16,000 square foot maintenance shop, a 1,600 square foot <br /> warehouse, an 800 square foot truck wash, 800 square foot steam wash; and a 1,600 square foot <br /> shade structure. The project will include the parking of up to 150 trucks and the storage of up to <br /> 180 trailers. (Use Type: Truck Services, Terminal). The applicant also owns the 49.61 acre parcel <br /> to the west of the project. <br /> The General Plan designation of the parcel is 1/L (Limited Industrial) and the zoning is I-L (Limited <br /> Industrial) <br /> The property is located on the north side of Harding Way, 1,240 feet west of Beyer Lane, in <br /> Stockton. <br /> The Community Development Department has reviewed the above-referenced pre-application <br /> and has the following comments: <br /> General Plan Policy <br /> Limited Industrial areas shall be developed so that industrial activities are conducted entirely <br /> within enclosed buildings and outdoor storage areas are screened. (General Plan Vol. I, Page IV- <br /> 32) If a full application is submitted, the application should describe the location(s)of the activity, <br /> and the Site Plan should show, if applicable, the location of outdoor storage and the appropriate <br /> screening. <br /> Site Plan/Application <br /> The Site Plan indicates the project site contains 25 acres, however, the proposed project site <br /> (APN: 101-220-03)contains 15.88 acres. If a full application is submitted, the Site Plan will need <br /> to reflect the correct parcel size. <br /> 1 <br />
