The Site Plan indicates the project will include the storage of up to 180 trailers, if a full application <br /> is submitted; the applicant should include the storage of trailers on the application. Similarly, if <br /> phasing is proposed, indicate the timeline. <br /> Access &Circulation <br /> Development Title Section 9-1015.5(h) (1)states, "Access driveways shall have a width of no less <br /> than twenty-five(25)feet for two-way aisles and sixteen (16)feet for one-way aisles." If a full <br /> application is submitted, the applicant should be required to revise the submitted site plan to <br /> reflect this Development Title requirement.The applicant should also show the circulation <br /> patterns for vehicular traffic, and for the proposed truck traffic. <br /> The following Development Title requirements shall be used for truck traffic: <br /> Driveway width at the ultimate right-of-way shall be forty(40)feet maximum.The design of <br /> the driveway shall allow trucks to enter and exit the property without entering into the <br /> opposing lane of traffic(Development Title Section 9-505.7[c]); <br /> • Access gates shall be recessed from the property line a minimum of sixty five(65)feet. <br /> (Development Title Section 9-505.7[d]); <br /> • Adequate maneuvering and parking areas of automobiles and trucks shall be located on the <br /> site of the truck terminal. (Development Title Section 9-505.7[e]); and <br /> • Aisles between truck parking areas shall be a minimum of fifty-five(55)feet wide. <br /> (Development Title Section 9-1015.6[d][2]) <br /> The revised Site Plan should show compliance with the above items. <br /> Parkin <br /> Development Title Table 9-1015.3(b) calls for two(2) parking spaces per 1,000 square foot of <br /> building, and one(1)space per employee for the Use Type; Truck Service,Terminal. <br /> Development Title Section 9-1015.5(b) [1]states that each parking stall for automobiles shall be a <br /> minimum of nine(9)feet wide and twenty(20)feet long. Given that the square footage of the <br /> proposed building is 27,000, and the stated number of employees will be approximately 88 <br /> employees (truck drivers included), the minimum required parking spaces is 142, of which five (5) <br /> shall be handicapped accessible with one(1)designated as van accessible. The submitted Site <br /> Plan indicates 132 parking spaces. If a full application is submitted, the applicant will need to <br /> show the required parking spaces and parking calculations on a revised Site Plan. <br /> Development Title Section 9-1015.9 states parking requirements may be modified in cases in <br /> which, due to the unusual nature of the establishment proposed or the development proposal <br /> submitted for it, the requirements may be considered insufficient or excessive. If the applicant <br /> wishes modifications to the parking requirements, he should include a letter outlining the reasons <br /> for the modification. <br /> Development Title Section 9-1015.6 (c)states, "Truck parking spaces shall be a minimum twenty- <br /> five(25)feet in length and fifteen (15)feet in width, and shall have a minimum height clearance of <br /> fourteen (14)feet; spaces shall be provided and maintained on the same lot as the commercial or <br /> industrial use creating the need therefore; and spaces shall not interfere with vehicular circulation <br /> or parking, or with pedestrian circulation." If a full application is submitted, the applicant will be <br /> required to submit a revised Site Plan indicating the dimensions of the truck parking spaces. <br /> Surfacing <br /> The surfacing of all permanent parking lots including parking spaces, driveways and maneuvering <br /> areas, including the circulation loop, shall be surfaced and permanently maintained with asphalt <br /> 2 <br />
