g. Any outdoor trash bins shall be kept in an enclosure with solid masonry walls on three <br /> sides and gated on the fourth side. (Development Title Section 9-1022.4{e}{3}) Details <br /> shall be included on the Improvement Plan and be installed prior to issuance of the <br /> Certificate of Occupancy. <br /> h. Any security or parking lot lighting shall be installed according to the requirements of <br /> Section 9-1015.5{g} of the Development Title. All lighting shall be designed to confine <br /> direct rays to the premises. No spillover beyond the property lines shall be permitted, <br /> except onto public thoroughfares, provided, however, that such light shall not cause a <br /> hazard to motorist. Lighting details shall be included on the Improvement Plan. <br /> i. A minimum of thirty-nine (39) automobile parking spaces (2 spaces per 1,000 square feet <br /> of building and 1 space per employee) shall be provided for the approved use and shall <br /> be shown on the Improvement Plan. Parking spaces shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete or Portland <br /> cement concrete to provide a dust-free surface. The size and location of the parking <br /> spaces shall be consistent with the requirements of Chapter 9-1015 of the Development <br /> Title. The required parking spaces shall be installed prior to issuance of the Certificate <br /> of Occupancy. <br /> j. A maximum of two (2) advertising signs shall be permitted for the approved use; only one <br /> of which may be a freestanding sign. Sign details shall be consistent with Chapter 9- <br /> 1710 of the Development Title and be shown on the Improvement Plan. <br /> k. Installation and operation of the above-ground fuel dispensing and truck wash systems <br /> shall be subject to permitting by and compliance with the requirements of Public Health <br /> Services, the Office of Emergency Services, and the French Camp Fire District. <br /> I. Provide restrooms conforming with all disabled access requirements (C.C.R., Title 24). <br /> M. The floor area of the repair shop (H-4 occupancy) shall be served by one or more floor <br /> drains which shall drain to an approved grease and oil separator. The separator shall <br /> have prior approval by the Public Health Services (Environmental Division) before <br /> submission to this Division for permits and meet all the criteria for hazardous waste <br /> generation. <br /> n. The Construction Site Plan shall indicate the following: <br /> 1. Provide parking for the physically disabled. The space(s) shall be located as <br /> close as possible to the primary entrance (C.C.R., Title 24). <br /> 2. Provide identification signs for the parking space(s) including the*tow away' sign <br /> at each entrance or visible from each space (C.C.R., Title 24) <br /> 3. The slope of a parking space shall not exceed 114 inch per foot (C.C.R., Title 24) <br /> Conditions of Approval - 2 - SA-94-29 <br />
